    I'll go as well - we're selling with no chain (rent until new build is ready to move in)

    29/06 - Offer received
    24/07 - Valuation survey
    26/07 - Mortgage offer given to buyer
    28/07 - Our buyer's side is still waiting for searches to come back then they will start enquiries with our solicitor

    1 week after the searches were (possibly) applied for... still nothing. Manchester City Council - anyone know how long? Their website suggests 2 days!! but it's been a week so far

    Found out my searches are all back. Solicitor says they've been chasing responses to enquiries from seller's solicitor. Trying to figure out what's left to do as want to complete by the end of the month if possible. I know I need to close my htb isa so going to visit the bank tomorrow and need to look at getting buildings insurance in place. Anything else I'm missing?
    Same with me. Searches back 2 weeks ago but still not had a report on the property. I've been chasing once a week and they are always chasing for responses to enquiries. The property is only a few years old so wonder what sort of enquiries they could be!

    after 2 weeks my solicitor replied to me, they said they would contact the sellers solicitor on dates.

    There was also a drama regarding my solicitor not being on the lenders panel, however my solicitor sorted a deal with another firm to deal with that side of things

    now my solicitor wants me to get my mortgage offer changed again to their firm to save about £100. I am not keen on this because my mortgage advisor says this will then mean the case will need to be reopened and I don't want any delays. Especially as the offer expires on 20th September.

    it's a nightmare even getting a hold of the solicitor it just feels like those weeks were wasted on nothing ?

    I hope I can get an extension on the offer due to Covid but I'm not so sure 😫

    Glad to head some of you have had some progress this week. 
    My solicitor has finally reviewed our searches (back a month ago!) and draft contract and raised enquires. I’ve been told the property is being sold as “limited title guarantee” and I’m really unsure what this all means. Waiting for solicitor to give me a better response but sometimes feel they speak to you like you should understand all the conveyancing jargon!

    Limited title guarantee basically means the person selling the property hasn't lived in it (e.g. mortgage company getting rid of a repossessed property, or being sold by the estate of the resident who's deceased)

    Currently waiting on my solicitor to reply regarding searches, these were ordered 4 weeks ago and I’ve not heard from my solicitor in 2 weeks. Very frustrating!

    I can only imagine. Which local authority area are you in? 1 week in, and our LA (Manchester City Council) state 2 day turnaround on their website!

    Is it normal to want to bash solicitor heads together and chuck in the EA for good measure?

    I swear if I could just get my buyer's solicitors and my solicitors on a call together I could get some progress.  All I get is second hand from the EA that the buyer's solicitors are waiting for info from my solicitors while my solicitors say they haven't had any contact.

    Feeling so frustrated right now!
