Here is my timeline:- Jan 20 - viewing on property and submitted note of interest. Closing date set, submitted bid. Successful!
- Feb 20 - mortgage approval. Assigned conveyancing solicitor. Completion date set for end March
- March 20 - Solicitor waiting for sellers to send Title deeds, they may be lost and need reconstituting (not sure if this is the correct term). Starting to get worried.
- June 20 - Sellers contact to re start process! new completion date set for end August.
- Lockdown - solicitor advises sellers want to postpone due to uncertainty (understandable).
- July 20 - Still no Title deeds. Starting to get worried again!
Here’s my question, am I worrying unnecessarily? If so, when should I get to the point of worrying - I know we still have 4 weeks left at the moment which is probably plenty of time?0 -

I last posted on this thread back on 31 January when we'd had an offer accepted. I said I knew lots could go wrong - I wasn't expecting a pandemic! Our sellers did nothing about finding somewhere, refused to even consider renting, then Covid hit. We decided that with changes to our lifestyles (less travelling, much more working from home) plus market uncertainty it was no longer the right place for us so we pulled out in May.
After lockdown, we viewed a property on 27 June not really expecting much of it. Really really liked it so we made an offer and that was accepted on 30 June, so a full five months from our original acceptance and we were back in the same place. Thankfully our new sellers seem motivated to move!
Timeline so far:
27/6 - viewing
29/6 - offer made
30/6 - offer accepted after some negotiation back and forth
30/7 - informed our sellers have had an offer accepted on a vacant property so the chain is complete (and actually this wasn't breaking news, but the EA for that purchase had neglected to tell the EA for ours, ugh)
30/7 - searches ordered, mortgage application going in tomorrow...0 -

Great thread. I'll add mine.
Started looking for properties 28/02/20
Put our house on market 07/03/20
Got an offer 15/03/20
Put our offer in 16/03/20
Sale fell through due to covid 28/05/20
Got another offer 02/06/20
Offer fell through due to covid 19/06/20
Same seller sorted mortgage and re-offered 26/06/20
Agreed informal completion date 14/08/20
Sent contracts in the post 02/08/20
And now we wait! Realistically we think end August, hoping everything goes ok, third time lucky after a lot of stress!0 -
Finally talking to my solicitor about completion dates! I've suggested a wide net - anywhere between August 14th and 20th. Fingers crossed!0

3/7 offer made on our house and we made offer on a house, all accepted same day
4/7 broker appointment
6/7 solicitor instructed7/7 dip submitted
14/7 mortgage application submitted
15/7 finally able to send instruction pack back to solicitor due to slow answering questions
16/7 chased by chain due to no contact from solicitor, complained
17/7 request searches to start
21/7 mortgage approved pending valuation
22/7 another complaint this time from agent that solicitor not replying, further complaint
24/7 Full offer of mortgage
so will see what happens next. Solicitor peed off with complaints but seems to have lit a fire under them. We need to complete before end of September as our buyer will have no home then. We are ahead of her with our mortgage application though.
How long did everyone wait to get their ID back? It’s been 1.5 weeks since we sent ours to solicitor.
However our buyer not had mortgage through yet, applied same day as us and we’ve had ours over a week now. It’s our buyer who wants it done within 12 weeks so happy they are holding it up and not us but am concerned as valuation was over a week ago.
