  • Very worrying isn't it! I called the LA myself to ask about the search and it's not done yet so I'll wait a few more days. Just hope this mistake doesn't affect anything.
  • Contracts signed and sent back yesterday, deposit and solicitors bill paid today (the most the expensive bill I’ve ever had to pay haha!!) exchange expected to happen tomorrow/Friday and complete on 14th August’s!!! 

    FINALLY! I can not wait! 😊😊

    Contracts signed and sent back yesterday, deposit and solicitors bill paid today (the most the expensive bill I’ve ever had to pay haha!!) exchange expected to happen tomorrow/Friday and complete on 14th August’s!!!

    Great news! Bet you’re so excited!
    I’m getting so impatient now. Feels like we’ve had weeks of nothing happening so no closer to any kind of idea of dates 😭

    Finally some progress! Searches are back, there's one last enquiry (building regs for cavity wall insulation), and then we're in the home stretch!

    My solicitor is asking me to close my H2B ISA. Crossing my fingers I'll be in by September.

    Mar 17 - New build viewed and reserved 
    Mar 19 - Mortgage approved subject to valuation
    Mar 23 - Enters lockdown, physical valuation required
    May 22 - Pulled out from purchase due to "fleecehold"
    May 27 - Reserved on another newbuild
    May 28 - Existing mortgage application updated with new property
    Jun 2 - Lender requests for latest payslips 
    Jun 4 - New Mortgage approved subject to valuation, valuation instructed
    Jun12 - HTB ATP
    Jul 9 - Mortgage offer issued
    Jul 20 - Sols inititated LA search as Developer solicitor delayed in send draft contract and plans
    Jul 28 - Signed draft contract and sent back to Sols.

    Solicitor still awaiting replies to enquiries sent to developer and also feedback from LA search. Sols just dropped bombshell she's going on vacation till Sept, I hope whoever takes over doesn't delay. It's just 3 weeks to agreed completion date ( Aug 21) and no one is talking aobout exchange date yet. I guess I'm the panicking bit.

    How do you guys transfer deposit to sols - online banking or have to go into the bank? Looking at Barclays website, it says maximum transfer is 50k. Not sure if that reflects in the sols account same day.

    We're so nearly there! All the documents have been signed and witnessed - dropping them off to solicitor today. Just waiting the extra couple of days to close my H2B ISA so I can put £200 for August. 
    Hilariously (frustratingly) still waiting on the official responses to the queries raised by our solicitor in June! We've had all of the questions answered by the vendor via the EA, but not an official response from the solicitor, and I still don't actually know how anything is progressing further up the chain, so although it feels like we're getting close to being done with our bit, I suppose it could still be many months :(

    Hi everyone, I'm hoping to be nearing the end of what has been the longest 8mths of my life while trying to sell my late parents home (probate property). I won't go into full details as I'll be here all day lol but basically, I inherited my parent's property in July 2019 after Dad passed away and so decided after probate was granted in October 2019 to sell due to the amount of work needed plus I don't need a 3 bed for just myself, I've lived here as a full-time carer for Dad since 2012. I'm also going to rent a property after completion until I decide what to do.

    End of November 2019 - house put on the market at a cheap price due to the work needed. Lots of viewings booked straight away.

    6/12/2019 - Offer made, 12k under asking price and accepted. Buyer has just sold her property, so is ready to start moving on with legal stuff. My online solicitors instructed and paperwork is sent to me, signed and returned before Xmas, also the buyers' survey is carried out on the 23rd Dec, Just a case of searches and answering queries from buyers solicitor after Xmas. Date of completion, estimated for the 21st Feb. 

    Xmas passes, searches etc started, queries start coming in, all replied to within 24hrs so as to not delay the process. The 21st Feb comes and goes, a new date for the middle of March to complete is given,  March arrives, all legal paperwork, the last of queries answered then all goes quiet apart from talk of COVID and lockdowns.

    18th March - Call from EA, apparently the buyer, who must have thought I was either stupid, desperate for the money or both, wants me to reduce the price by another 33k. Basically she gets told where to shove the offer and so she pulls out of the sale after wasting more than 3 months of everyone's time. So angry.

    With talk of lockdown and COVID, the EA reckons I can still get a sale pretty quick, so house goes back on the market.

    23rd March - 3 viewing during the day, 2 reasonable offers made. Due to their house having just sold  I accepted the one couples offer.

    8th April - Contract and TR1 emailed from my solicitor, printed, signed, witnessed and posted back the same day.

    9th April -  Call from EA, my buyers part of the chain has broken. Their buyer has had to pull out due to losing his job through COVID but EA is putting their property straight on the market and are confident it will sell by next week. Which apparently it did to a FTB.

    21st May - Enquiries start arriving from my buyers solicitor, dealt within 24hrs by myself and my solicitor. Luckily my solicitor can use most of the paperwork already filled out from before as long as nothing has changed.

    8th June - New set of queries arrives, with a note to say they won't be doing searches yet till my buyers have their mortgage offer come back. Queries replied to the following morning.

    24th June - Finally queries to the searches arrive, replied to and sent back to buyers solicitor within 24hrs. Happy these queries arrived as it means the searches are done and my buyers also have their mortgage in place.

    7th July - After nearly 2 weeks of nothing I was hoping I'd finished but no, another query about the buyers putting up  6ft fencing, Apparently the searches their solicitor did had brought up nothing so could I look through the historical paper deeds from the 60s, that I have possession of and see if I can find a clause. Magnifying glass out till 1am of searching, reply straight back to my solicitor by 1.30 am and she replies back to buyers solicitor on the 8th July.

    14th July - I get a call from my solicitor to see if I'd heard any more and to inform me she's on holiday from 20th - 31st July, also if others in chain want to continue with the exchange of contracts, she has others who can deal with this on her behalf. She also sends an email to my buyers solicitor to check if all ok with queries and to inform them she's on holiday.

    22nd July -  Nothing else has arrived from buyers solicitor and no word from anyone else so I call up my EA who says they heard 24hrs ago that the FTB, bottom of the chain, are just waiting for some forms to arrive from their solicitor that they need to sign and return. ( unsure what these are though ). Also my EA said that everyone is hoping to exchange contracts by the 31st July or at least by 2-3 weeks time?

    More than a weeks gone by and still nothing, I've been very relaxed and let everyone else get on with what they need to especially with Lockdown etc. I'm now looking forward to my solicitor coming back to work and I think it's time to start pushing the EA and solicitor to get these contracts signed for hopefully next week and completion for around the 20th August.

    Ive still not got a completion date... drove  down to stoke and signed the paperwork Monday, solicitors secretary was off till yesterday so rang yesterday afternoon and nothing had been actioned. She said they’d be on it this morning. I just hope it isn’t another email because they’re just messing about now. I don’t know why picking up a phone and having a conversation is beyond these people. I was hoping for completion of Monday 3rd or being realistic probably the 10th but with the pace even my solicitor is going we’ll probably be waiting longer. I just feel so frustrated now.

    Still waiting on surveys, draft contracts, other fun stuff. Seller's solicitor can't find the documents that the seller uploaded to their website for them...
    I have today metaphorically banged the solicitors' heads together. My solicitor say he has had no reply from seller's solicitor. Seller's solicitor says he has had no reply from my solicitor. I have emailed the lot of them and asked them to aim for completion at the end of August.

    Our solicitor has been great, but on handing in the documents today our solicitor confirmed that she still hasn't heard a peep from the vendor's solicitor! I'm going to be getting in touch with solicitor and EA and saying we want to be in before the end of August (i can dream right?)
