    I’m wondering if I will get anymore documents before or when I complete. I haven’t really had much at all. Just the searches and the mortgage offer from Halifax.

    I have been following this thread with interest since our offer was accepted back in May.  We are FTBs and I am becoming increasingly worried as I have no idea what is/is not normal. 

    We are buying a probate property being sold via a bank. Was told on viewing that probate was granted, but I cannot find the names on the probate register to match the deeds.  Solicitor hasn’t mentioned this, but contact has been very poor anyway. 

    The solicitor and estate agent ignore my emails for weeks at a time until I call or until they need information from me - I thought there was something wrong with my inbox at one point... Is it normal to not even acknowledge an email sent once every week or two? 

    We have been in this process 11 weeks, 5/6 of which were negotiations and then due to a down valuation/additional survey required by the lender. 

    Yet to receive draft contracts and results of searches which were ordered three weeks ago (8 day turn around in my LA). 

    No exchange or completion date in sight. Oh and on top of this, the property is still being marketed due to being sold by a ‘corporate client’. 

    I am honestly just so sick and frustrated. I wish we had went for a new build to avoid all of this stress.

    20/07/20 - Subjective acceptance of mortgage application
    21/07/20 - decision in principle
    22/07/2020 - full application submitted
    22/07/2020 - valuation booked
    25/07/2020 - solicitors instructed
    27/07/2020 - Mover membership insurance activated
    04/08/2020  - queried vacant possession with vendor's solicitor
    05/08/2020 - Nationwide requested July payslip
    07/08/2020 - searches submitted expected return 07/09/2020.
    I'm wanting an EICR done. I'll wait until the mortgage is completely sorted first, but does anyone have any advice on when/how to book this report? Is it best to wait until right before exchange or just get it sorted in the 4 weeks that I'll be waiting for the searches?

    After the buyer pushing us whilst we were awaiting our full mortgage offer it turns out that he hasn't done everything needed for the contracts pack to be sent over from his solicitors. Searches etc are done but nothing else can now be done until he's sent everything to his solicitor.

    Then to add further delay his solicitor has insisted on sending all things through the post, meaning they're taking up to a week to appear with my solicitor - even more frustrating then the two offices are less than 100m away from each other!

     Starting to see hopes of an august completion fade!

    Aww gutted for you @boldaslove bit at least you have made the right decision rather than sat in a dump in 6 months severely regretting it! 

    I got an email off the mortgage broker to say funds have been requested today for later in the month. 

    I’m a bit gutted with myself that I was looking for a home insurance quote and direct line have done a credit search 😭😭😭😭 i dont know if it’s soft or hard I cant face looking but just gonna hope for the best because there’s nothing else I can do. Its not like I was after actual credit it’s buildings insurance which I need for the purchase.

    Your home insurance is really likely to be a soft search. I was soft searched when I bought buildings insurance for an empty property (late mother's house... long story!), I spotted it when I was checking my credit file a few weeks ago. Anyway everybody will need to take out insurance before the completion, so it'd be madness to penalise you for that  :)
  • Apparently local authority searches take 10 working days where I am buying which means they should be back today. Obviously conveyancer very busy as many people complete on a Friday so hopefully will hear on those in a few days.
    Mortgage have not added product fee to the loan automatically so I have had to request this so cannot sign anything to do with the mortgage until I get the new paperwork.
    All in all it seems to be moving along quite quickly which is good.

    Is it normal to be told if searches are back? Ours weren’t back when report was done over a week ago (28th) but 5 days turnaround means they should have been long been back but no word on them

    The house I’m in the middle of buying has recently had a boiler replaced and the electrics all rewired with a new board. 
    Shall I still request a EICR report and a gas safety report or will these of been requested by my solicitor ? 
  • Hi all, I guess we are joining after receiving our offer today ☺️. We instructed the searches 29th July, survey booked in for 21st August. We are lucky in that our sellers have purchased a vacant property so we’re hoping for a September completion.

    Starting to have Saturdays as it means another week and no news! Solicitor asked us to send her out completion statements on H2B ISAs (Which we emailed on Thursday but no acknowledgement of receipt) so hoping that’s a good sign that we are moving in the right direction for an aspirational August completion. Desperate for an update now on where we are with everything, might start being annoying now!
