Ive just paid my deposit and solicitor fees!!!! Was so nervous using online banking for thousands of pounds but I wanted it done before we go away Monday morning. The sellers solicitor hasn’t sent their completion statement yet but mine have gone ahead and requested mortgage funds and sent mine subject to amendments when they receive that one.

@adierei if they’ve requested HTB closing statements then hopefully you’re getting there. I sent mine about 2 or 3 weeks ago! Fingers crossed for you.
    Mortgage started August 2020 £69,700
Mortgage ends Aug 2050 MFW: Aug 2027
    Current Balance: £58,678
    MFW2020 #156 £723.13
    MFW2021 #26 £1184.71
    MFW2022 #11 £197.87
    MFW2023 £785
    MFW 2024 £528.15

    Determined to make it!

    Update
    23/03/20 - Sold house
Only 3 of us in the chain.
07/07/20 - I answer the final enquiry from my buyers solicitor.
22/07/20 - I call EA, bottom of chain (FTB) are waiting for a form from their solicitor which they need to sign and return.

Tuesday 04/08/20. After hearing nothing for about 2 weeks from anyone, I call my EA and she tells me we should be able to complete on the 14th but also says she's been away since Thurs and has not spoken to others in the chain. So again it sounds like the EA has just plucked a date out of the air as we've not even discussed a date for exchange of contracts yet, which was apparently going to happen last week on the 31st July.

Straight after, I call my solicitor but there's still been no word from my buyers solicitors after 4 weeks, so she will try to contact them and call me back when she hears something. Later on Tues I see via the online portal that she's had an email from buyers solicitor.

Come Thursday, still no contact regarding that email, so I call my solicitor again, she say's I'm all done and they are just waiting for the bottom of chain to finish sending in paperwork.
I can't see us completing by Fri 14th but I've told the EA and Solicitor that I want to get completion done this month.

Don't know about anybody else, but I'm at the stage, where I'm wishing my weekends away and look forward to Monday mornings, all because the solicitors and EA's are back at work.

The house I’m in the middle of buying has recently had a boiler replaced and the electrics all rewired with a new board.
Shall I still request a EICR report and a gas safety report or will these of been requested by my solicitor ?
Your solicitor should be requesting those. We had a new boiler done in our place before we sold and we’ve been asked for the gas safety certificates etc from the buyers solicitor

Yes I know what you mean about wishing weekends away. Feel like we’ve had weeks without any real updates or progress. My solicitor then went on holiday and Didn’t tell us so now someone is covering but they never get back to my enquiries. It’s all so slow and frustrating. We’ve got a cash buyer for our place and the place we’re buying is empty with no chain so this should be quick but so far we’re nearly 3 months down and I see no end in sight. Just enquires back and forth which seem to take ages for responses!

I was lucky in that case as my solicitor called me on the 14th July for a final update before she had her holiday and thankfully, I'd responded to my final enquiry 2 weeks before. I'm moving into my daughters and putting belongings into storage till I find somewhere to either rent or buy, but looking back I may as well have bought a property, especially knowing now, how long this whole process has taken. On Monday it will be 20 weeks since I accepted my latest buyers offer and 4 months for their buyer who are FTB's. I just want my life back now and not have it in the hands of buyers, solicitors and EA's

From reading posts on this thread, I believe I’ve now learnt that the whole process is a big complex jigsaw puzzle. The solicitors put the sale / purchase together piece by piece but will manage their workload and not just work on page at a time for you, they'll collate a chunk of your work and then focus on it.
Im going to leave mine alone now for 7-10 days and leave them to it in hope they appreciate the silence to be able to just get on with it

Well, I got quite the shock when I received a very informative email from my solicitor on Sunday! I did not realise they work over the weekend as well. I definitely won't be wishing my weekends away anymore :)

Our solicitor has been replying late at night. She is still mostly working from home and she said sometimes it's easier to spread the work over longer hours with more breaks.
