    Congratulations on your exchange, that's a pretty quick timeframe, well done!

    As for when you get keys on completion, you will only be given them when the balance of the funds have cleared with the sellers solicitor. Usually this takes place before 1:00pm, but not always. Therefore it is impossible to say in advance what time you will get the keys on completion day.

    Tenth Anniversary Combo Breaker
    Like so many on here, waiting to exchange... everything crossed etc.

    9/8 had viewing on our house. Buyer offered there and then. A bit less than we hoped for, but what we budgeted for!
    11/8 viewed a house that recently dropped in price and was now in our budget. Phone EA on way home. Made an offer. Offer rejected. Increased offer, vended asked for weekend to think it over.
    13/8 offer accepted.
    17/8 initial mortgage meeting with local building society
    21/8 both sets of solicitors documents competed and agreed to.
    25/8 our survey of purchase back over 300sq metres with surveyor calling it extremely spacious.
    6/9 mortgage offer. Required me to clear student loans and partner’s £4k 0% interest credit card bill. Otherwise would breach learning criteria and require head office and line by line scrutiny of accounts. 1.89% fixed for 5 years. :)
    11/9 after a bit of prodding of our solicitors we finally get fixtures and fittings and questionnaires (dated as signed 15/8 by vendor!!).
    15/9 go back to house to measure up and for vender to show how underfloor heating/electric gates / Velux windows are operated. Just as amazed as on our first viewing.
    21/9 flurry of emails and phone calls. Tentative exchange date of 16th oct and completion of 20th oct.

    My partner and I have both decided this is our dream home. Ten minutes from her work, great location for the county, fibre broadband, south facing, south westerly facing garden, no visibility of neighbours, electric gates. Farmers fields to West and south.

    Now a nail biting four weeks!
  • No chain. We are ftb & the sellers are divorced, both moved on to other houses and only their daughter living in their property. She has somewhere to go to while she searches for her house to buy :j
  • Thankyou I did not know this, just going on what the solicitor said. But now won't be panicking if we don't get them by 1pm on completion day.

    My solicitor has just received the transfer deed for me to sign from my buyer's solicitor. Is this a good sign? Where it puts us on the road to exchange I'm not quite sure.

    Still waiting here. Enquiries and council searches sent off on the 10th of August and apparently we're still waiting for them. Tried to get in contact with the solicitor yesterday to find out where the hold up is...only to find he's gone on holiday for the next week and a bit.

    Excellent, that all seems like it's going pretty straightforward so far. I would caution that it's difficult to predict an exchange date with any significant amount of accuracy, over three weeks in advance.

    We have had 2 weeks added on to our completion date waiting time now. My buyer is refusing to complete on the date everyone else has agreed to. He is an investor so it's not like he has to move! My husband can't have time off so I'm going to have to try and move on my own! Don't know wether to laugh or cry :mad:
  • 17 weeks in for us - fingers crossed for exchange on the 29th with the view to complete on the 5th October!
