    Ring them every day. Be awkward - be a pain. Let them know you are a priority here. Ask them what enquiries are being asked of the seller. Ask if you can help get those answers. Get the estate agent involved. Get them to contact the seller's solicitor to get those enquiries answered.

    Ringing every Tuesday isn't good enough if you are wanting things sped up IMO.

    We are currently buying with no chain, the owner has moved out and we are not selling so there is only 1 property involved. Its been 14 weeks so far. My best advice, before you accept a solicitors offer of conveyancing, check with them that the work is going to be done by the office you think it is. I picked a solicitor (out of a few quotes) which came recommended by friends, another reason for picking this solicitor was that their office was in my own local town and within walking distance, easy for makeing enquires/returning documents etc. But oh no, outsourced to one of thier other offices 400 miles away from where I live making it 450 miles from the property I am buying. It took me two weeks just to get hold of my case worker, when i complained to my local office they were totally uninterested even though it was them who accepted the initial payment. Gave me the name and number for my caseworkers supervisor who was just as useless. I have had to constantly chase them for communications, we have been apparently ready for exchange for three weeks now, but every week is another excuse or reason. when I mention there own customer charter to them which they have broken on several occasions they dont care. So yes, morale of the story is make sure you know exactly what and who you are paying for when you accept the solicitors offer of conveyancing.
    Most annoying thing is we have had everything in place since week 4, mortgage arranged, inurance arranged, life insurance, survey completed but still dragging of feet goes on. They even sent us there final invoice two weeks ago, which isn't meant to be sent until exchange of contracts occurs (according to thier own terms and conditions).

    You need to ask them dates - when did they raise the enquiries? When did they chase up missing responses? Then get onto the EA and get them to push it - if they’re funny about that, politely remind them that it’s their job.

    Being a polite and apologetic pain in the backside is the best way to get things done - once they know you’ll keep haunting them, they’ll do whatever they have to do to move closer to the point when they can hand you the keys and be rid of you.

    Had I not started using this approach, the enquiries would still be sitting in the vendor’s junk mail inbox.

    Dare I join this thread yet lol - don't want to be tempting fate! I may be jumping the gun a bit as certainly not at exchange yet... although not actually sure what is still outstanding.


    Literally heard nothing from either EA. My solicitor thankfully seems on the ball.


    17 July: Offer accepted

    10 August: Chain complete

    14 Sept: Searches all back and in my hand

    18 September: Survey on purchase

    19 September: Mortgage offer in the post - valuation fine

    No survey on mine (selling) yet!


    There are 6 links to the chain so I'm not expecting it to be quick! I'm using the average 12 weeks and some, so from 10 Aug (when the chain was complete), I'm expecting to be in by the end of November, maybe sooner. Wouldn't surprise me if it's December though! We're around 6 weeks in now.


    Fingers crossed...

  • No further update from us, I feel we are leaving it to long between chase ups to the solicitor.

    Its another week on and we are approaching 7 weeks and another week without any further update from the solicitor.

    No hint on exchanging or when it may be.

    No chain either side.
