    16/8 Offer Accepted
    05/9 Mortgage valuation carried out
06/9 Confirmation from MA that lender has issued formal offer
06/9 Solicitors unsure whether we've instructed them 😫

Might be too soon for me to be in this thread but I've already learned one valuable lesson about house purchases: save the money for the f'ing fees in advance and don't want a house before you're ready. Absolutely skint

Had an email from the EA today to follow up a call on Saturday to confirm the other two parties in the chain are pushing to complete on 19/10. Barely 8 weeks since offer accepted.

We tried to push back a week to include a payday (which would be handy with the fees!) but that's not looking likely!

Solicitors are waiting on a response for the local survey and some enquiries but everything else is done
  • Exchanged and completed today for the sale.

Still waiting on purchase. And waiting... GRRR!

Another update from solicitor today, all searches for the purchase are back and most enquiries answered. Sellers are wanting to complete in w/c 23 Oct which is half term and would have been good for us if we hadn't booked a holiday!! Holiday was booked almost a year ago, when it was our grand plan to have moved in the summer - oh how naive we were :rotfl:
Solicitor is still trying to push for the 13th Oct, but we have said the 20th would work as we don't fly until the Sunday. House packing and holiday packing at the same time should be fun
  • Am I correct that after searches are back (with no further issues presented) and enquiries are satisfied by seller's solicitor - that is when you can move to exchange?
  • Yes, that's my understanding. Our solicitor has said once those final answers to enquiries are back we'll be ready to sign the contracts, and then it's a matter of agreeing exchange with all parties.
  • can join here now
    timeline
    aip 17/7
    offer accepted 4/8
    application in 10/8
mortgage company looked at it on 21/8 and asked a few questions same day reply and valuation booked same day
    valuation done 31/8 all fine
    mortgage offer through 18/9
    searches paid 18/9
guess it just waiting game now as we would like to be moved by 1st november then kid can maybe start his new school

Pumpkim- You are going to have to be very organised! Rather you than me

We tried to avoid the 13th of October for completion because it is Friday the 13th :rotfl: that's why we went for Oct 12th instead :o

There will almost certainly be a massive list of enquiries that your solicitor will want satisfactory answers to, following the results of the searches, and information contained withing the lease documents and property management info.

This could take several weeks for all queries to be answered to the satisfaction of your solicitor.

In fact, you'll be doing well to exchange before the end of October.

It took longer than expected to have the legal pack from the seller`s solicitor (have been told the latency was occurred because of the seller, not because of the seller`s solicitor). I`ve discussed latency issues with the EA extensively,

as for future requirements, I just wonder how much we will be depending on the seller and the seller`s solicitor?

I am worried about the seller`s response time in future req,
  • We're now into week 8 of our purchase. I'm starting to get impatient because I cannot understand how things can be so slow. We managed to get a broker, do a mortgage application, get the property valued, mortgage offer issued, survey done, solicitor instructed, searches completed - in less than the time it's now taking the vendor's side to answer six questions.

When i'm in a good mood, I just sigh and think, oh well, it'll take as long as it takes. When i'm in a bad mood it just infuriates me to read comments like "these things typically take 12-15 weeks". I'm not disputing that they do take that long, it just annoys me that, apparently, the only reason for this is people not pulling their fingers out and getting on with it.

Hi Fiesto88. Feel exactly the same. Also in the 8th week of purchase. Very frustrating. Fingers crossed it won't take much longer.
