27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

We are waiting back on enquiries too - they've had the request for over a week now and my solicitor is starting to pester theirs.
Our side is all done and ready to go, we only instructed solicitors 16/8 but both parties chain free so hoping it won't take much longer!The trouble with having an open mind, of course, is that people will insist on coming along and trying to put things in it.0 -
Another one waiting on enquiries from our sellers, however, we only got new buyers last Thursday and they are obviously way behind where we are at so rushing them is pretty pointless for now. EA says they are pushing for a 6-week completion, as our seller is becoming impatient (their property is empty and every delay is potentially another mortgage payment).
Our buyers' lender have booked their valuation in for next Monday, which is quick work, and it's not the dreaded Countrywide, hurrah! They are using Connells via Halifax (any feedback?). Hopefully we will know the outcome by mid to late next week so not much longer to bite our nails and stress over it (hopefully!).
Updated timeline:
* 27/7 - current property listed for sale
* 29/7 - offer accepted from buyers for current property, our offer accepted from vendor on new property
* 3/8 - mortgage application received
* 6/8 - solicitors instructed and forms received
* 15/8 - survey carried out on new property
* 18/8 - survey carried out on current property
* 21/8 - mortgage offer confirmed
* 26/8 - survey on current property returned, property under-valued (Countrywide strikes again!)
* 1/9 - buyers pull out, current property relisted for sale
* 14/9 - current property under reduced offer with new buyers
* 15/9 - vendor's contract documents received from solicitors and enquiries raised
* 16/9 - buyers' offer formalised, our mortgage readjusted
* 19/9 - buyers' survey/valuation booked0 -
Grrrrr got an update from selling estate agent on Thursday last week "all query responses are coming back this afternoon if not done already", another bod from the agency calls yesterday "xyz point is all done" what about the other 6 points? "Oh they are done too I believe"
I checked in with my solicitor this morning, only 1.5 points (of 7) responded to.
This afternoon spoke to selling agent and told them they were incorrect, suggest they go chase the other replies please, apparently the seller had asked for an update so will be getting a little bit of a shock that there end are potentially delaying things.
While I was calling round I called my agent who is also representing my purchasers, turns out the purchasers solicitor hasn't accepted the contract or asked any questions because they have just sat on it all and are legitimately emailing my purchasers at midnight! So they are getting a rocket also.
As the middle house of a 3 house chain I was so conscious of making sure I wasn't holding everyone else up at all everyone else is who are all holding it up. I just want to move! I've even started packing my herbs and spices into the flour and sugar containers now to consolidate space needed, it's going to be like Christmas unpacking at the other end lol- Mortgage: 1st one down, 2nd also busted

My solicitor is just waiting on 2 certificates from the seller / their solicitor:
- certificate for boiler
- warranty certificate for the windows
Seems agonisingly close now - my solicitor is preparing the final docs for me to then come in and sign. Hopefully we then move to exchange....0 -
Hi all, a newbie here and a FTB...
All has been going well until, just 4 weeks into the process, the seller suddenly looses patience and tells us he's in danger of missing the exchange date further up the chain & has started to do our solicitors work for them!
The issue is that our solicitors have given a date of Oct 2nd for all searches to be completed. Seller not happy with that date so has decided to contact the Local authority and request the search himself, pay for it and is saying he will submit to our solicitor when received!
Now I'm not being funny but I don't really think he should be getting involved and doing stuff like this behind our backs! Also, he has been very persistent in texting and asking us for updates, rather than via the solicitors. So today we told our solicitors we dont want him to contact us anymore, as its far too much pressure and stress!
I want to hear others opinions on this situation and any advice you may have, as we dont want to loose the sale, but at the same time he is driving us mad!0 -

We tried to avoid the 13th of October for completion because it is Friday the 13th :rotfl: that's why we went for Oct 12th instead

Although I'm probably nuts, I've contacted solicitor today to say we would prefer 20th, even though we're going on holiday just after as it would work out better for our son changing school, and time off from work. We have got no idea what the chain further above are thinking though, sellers did say they would move in with family, so maybe they are being true to their word and breaking the chain...0 -
I don't think it's that unusual for buyers to do the searches themselves. I used to work in a local government land charges department and we often had people coming in to do their own searches. This was quite a few years ago, but I imagine it's not changed that much.0

Its the SELLER doing the search, I'm the buyer. The solicitor is telling me they will not accept searches done by him!0

I wish they’d either just supply the damn things or come out and say they don’t have them so we can say we don’t really care and can we just get on with it please.

Week 10 for me, property vacant and no chain...
Rang solicitors today (i am now ringing them every Tuesday!), told by her colleague that the searches are back (why didn't they let me know?!) , and that they are going to have to put 'a pack' together. I asked if we can aim towards a date and he said 'we don't know how long enquiries will take'. It's like getting water out of a stone honestly. Was so fed up, just didn't have the energy to argue.0
