Unfortunately we didn’t exchange because someone on the team of the solicitor 2 down the chain from us wasn’t in on Friday !
I can imagine this could be very frustrating, but I have no reason to believe there is anything more to it and expect to exchange on Monday.
Didn't exhange on Monday. Same solicitor needs something from seller for mortgage completion. Apparently that solicitor has been a right PITA.0 -
What's the downside to sending it early?
If you have the money and it's only a few pennies in interest for the sake of a few days then I'd send it early.
I was waiting on the figure from the finance department - but I've just sent over what my solicitor agree to be a best guesstimate of total costs. So now I just have to wait for Monday so. I can get the keys.0 -
Never been so stressed. Buyer now threatening to pull out as we aren't moving quick enough. They've got to be out of their rented property by 11/02/19 and the vendors in the house we are moving to can't move until 18/02/19. We're ready to go now. Do you think the buyer will pull out?0

Start steering the ship and if you and your vendors are ready the 18th then that is your buyers problem.
They are not going to pull out over 7 days unless they have an alternative.
If you want to be helpful and 11th just isn't possible suggest air b"n" b or something similar0 -
What babyblade said. If they definitely have to be out on the 11th, what's worse for them, 7 days of 'homelessness' or an indefinite period?0

My buyer decided to complete 5 weeks before mine finally completed and then they pulled out, I know it is stressful and every emotion is involved but from an outsiders perspective their rantings are unfounded
Completion is a date agreed with all of the chain not just one person.
When it happened to us I instructed the agent to re-commence viewings immediately (flick of a switch for Rightmove) within an hour my buyers were desperate to take it off again
Stay strong and it will go through if everyone is in agreement that they all want perspective properties, if something else gets thrown in then it's out of your control
For me if I was renting I wouldn't give notice until exchange and insists on min 2 weeks before exchange and completion then at least if worst happens they still have a roof over their heads
Also what would be the scenario if you pulled out ?? they won't be going anywhere fast

Thanks I don't know if he gave notice (what my EA said) or their landlord gave them notice. They also said we didn't say we were part of a chain, I've reminded them that we did put that in the property information form. We feel a bit powerless as we really want to move but the other side is slowing us down. Aaarghhh!!!!0

Even if his landlord have notice I'm sure they'd allow an overstay of a week for the rent etc rather than commence court proceedings.
We waited until exchange to serve notice. There is almost exactly a 2 month cross over where we have 2 properties, and I appreciate we are fortunate enough to afford that but it had always been calculated into costs.
Plus, it's probably one of the only times we won't be in a chain so I'm going to take my time moving and not rush.0 -

They are buying a property and there are still a few enquiries outstanding but they’ve said the earliest they can complete is 18/02/19. I’m calling the EA daily at the moment.0
