God it's a minefield out there. It seems those who are proactive are in places like this trying to find any modicum of help and re-assurance
It shouldn't be this stressful and relying on if's, buts and maybe's
Why can't people be upfront, honest and communicate or is it the influx of online estate agents and conveyancing firms causing problems in a chain than old fashioned EA's and small company solicitors ?
It didn't seem so fraught 35 years ago .

The most frustrating thing for me is lack of timescales! I appreciate nothing is clear cut but whenever I ask for an idea, it’s brushed over or ignored!
Atm, we’re waiting for responses from the seller’s solicitors. I’ve chased every other day with our solicitor (and that’s me showing restraint)! I’d rather she say ‘I’ve chased it with their solicitor and I will allow x amount of days before I will contact them again, I probably wouldn’t be as anxious.
Got to try again tomorrow. The seller was visiting their seller on Monday and he would deal with the responses ‘thereafter’. How long would you expect, reasonably, for the responses to have landed on your solicitor’s desk?0 -

Realistically 48 hours should be the maximum wait
As soon as mine have had them I'm emailed the same day and I have always answered enquiries immediately I receive them0 -

I think 48 hours is reasonable. Emailed solicitor this morn and she's received nothing and agreed to chase. Meanwhile, EA got back to me advising that they had spoken to vendor's solicitor who advised it was 'all in hand' and he was awaiting a date from the vendor....she wasn't able to answer whether or not the actual responses had been sent back as she took in hand to mean they had!
I honestly don't believe the delay is at our solicitors as she is resonding fairly quickly (usually within a couple of hours) to us. And I don't believe the delay is with the vendor since they have already indicated earlier this month they were hoping for this week or next for completion. If the vendor was in with their solicitor on Monday - why was the date not obtained at this point?0 -

I would be asking the question too, I know harassing can be counter productive sometimes but but jumping up and down sometimes gets results too as they get fed up of it !!0 -

I've been on to them every other day. Next week will ramp it up to every day!! I would like to complete by half term to minimise disruption for our little one's school transfer. Also need to cancel existing after school club and secure a place at the new one which is impossible without having exchanged contracts and given a completion date!
Funniest thing about this was we were recommended the vendor's solicitor but their quote was excessive compared to others. I assumed we were accepting the service we would receive would perhaps not be as good but turns out higher costs don't necessarily mean higher quality of service!0 -

Final Enquiries sent to Vendor: 7th December (due to incomplete responses)
Vendors Solicitor catches fire: 9th December
Some enquiries responded to: 14th January
One enquiry outstanding: 18th January
Final enquiry in and completion statement sent: 23rd January
Final check of house: 23rd January
Money sent to solicitor, insurance purchased and completion dates discussed: 24th January
EXCHANGE: 25th January
Completion Set For: 5th Feb
So thats 16 weeks. I am not sure what I am going to do with my time now that I don't have to stalk solicitors, online forums regarding buying and selling.... I hope everyone else hoping to exchange crosses the line today! :T0
