Haha thanks! It was definitely not what I wanted to hear, but now that I've had a couple of hours to mull it over, I've come to the conclusion that it could be significantly worse. The house I'm buying (or trying to!) is a probate property which will need a significant amount of work before it can be fully lived in, so the plan was always to put most of the stuff in the garage and effectively camp out for a few weeks while it was being done. So, if it all goes a bit pear shaped and the stuff has to be in storage for a couple of days and me stay with my parents, it might not be what I wanted but it isn't going to be that much worse in the greater scheme of things. Trying to look on the bright side!0 -

I would say yes in that case - we had an offer accepted mid December and we're looking complete first week of Feb = contracts all signed and deposit sent really ready to go once the date is agreed That was with a 3 week break from sold over Christmas so March isn't unrealistic if there isn't much above your purchase chain wise
Yes they are chain free too. That sounds great, I can't believe how impatient I'm being but hopefully we'll have heard some more news by next week0 -

I was exactly the same. I'm now wishing away the next 2 weeks so we can pick up the keys! I'm glad to not be constantly refreshing my emails now.
Tomorrow we are hopefully going to order a new sofa, the rest I'll order when we get the keys. We will have 2 months notice on our current place so we can take our time making it perfect before we move (although I feel I will be impatient with this too!)0 -

01/10/18 put our house on the market
04/10/18 full asking price offer accepted
05/10/18 offer withdrawn house back on market
21/10/18 offer again accepted on our house
26/10/18 found a dream house but lots of interest, made offer
29/10/18 offer rejected dream house now Sold STC to another party
10/11/18 view four houses all not right. One comes on market we are first to see it
12/11/18 make offer, offer accepted
15/11/18 valuation done on our house
20/11/18 mortgage application accepted survey booked 29/11/18
29/11/18 survey didn't go ahead due to no one in (confusion over dates) rescheduled for a week later
30/11/18 dream house that we saw on 26/10/18 now back on market, we make original offer, offer accepted
03/12/18 redo mortgage application, withdraw offer on second house survey now booked for 17/12/18
17/12/18 survey done, a few issues found so round with a contractor to have a look, all ok
03/01/19 our searches are back, mine entry discovered within 20m of boundary now need mining interpretative report for lender (panicking we won't now get mortgage) Also our buyers solicitor has gone quiet.
07/01/19 our agent finally gets hold of our buyer to make sure theyre still proceeding, they are (phew!)
This is where we are..... It is the most stressful thing we've ever done and I know it's not over yet
This is taking forever.....
17/01/19 our solicitor has confirmed mine interpretative report is fine and the lender is happy with it. Our vendors solicitor still hasn't responded to the enquiries asked before Xmas. I chased their EA and they are waiting for ground rent receipts before they send everything over to my solicitor. So got my solicitor on the case to see if they'll send what they have and send the receipts when they arrive (should be this week). So frustrating. I really want to complete ideally on 14/02/19 - based on the above do you think it's do-able? Our buyer is ready to go now.0 -

I had a cash buyer and I ended the chain going into empty property. What should have taken no more than 6 weeks ended up taking just over 3 months
On paper it's doable if everyone else is as proactive as you.
I chased every few days ...hope it comes to fruition quickly for you0 -

Our buyer is chain free coming out of rented. The house we are buying the owners are moving into an empty property no mortgage and have it now so nothing complicated.0 -

DIP: 22/10/18
Offer accepted: 23/10/18
Mortgage offered: 27/11/18 (slightly delayed due to signature - my own fault)
Still awaiting to exchange! Queries have been held up by lack of response from freeholder. Chased solicitor and EA every other day! Solicitor advised today she has liaised with sellers solicitor and was advised that he was expecting the client in this afternoon and would send the responses after! Assuming the responses are satisfactory, we could exchange soon! Whoooop! We’re ready to complete on our house and the vendors are ready to complete on the one they’re buying with no chain!0 -
Update on our situation, which is becoming increasingly frustrating!!!
12/12 - Offer made and accepted, full mortgage application completed and paid valuation.
14/12 - Instruct solicitor and complete initial paperwork, terms of business and provide proof of deposit etc.
17/12 - Valuation completed and hear the same day that it’s all ok.
18/12 - MA tells us he has sent our application and valuation over for final checks.
20/12 - MA calls to say we have an offer in the post
02/01- solicitor received mem of sale and sent letter of instruction over to vendors solicitor and is awaiting draft contracts etc.
And then nothing.... Just under six weeks since our offer was accepted and our solicitor is still waiting for draft contracts from the vendors solicitor and we’re all very frustrated as the vendor hasn’t even completed the initial instruction paperwork for their solicitor!!!
I chased the estate agents today and they said there had been some confusion with post?!? But that the documents had now been sent and our solicitor will receive the draft contracts this week... I’ll believe it when I see it!!0 -
26/9 - received offer for asking price before property went on the market (EA already had a buyer on their books)
26/11 - received court order from court of protection (selling on MILs behalf)
18/1 - all enquiries resolved from 3 buyers in the chain
waiting for exchange/completion dates - not very patiently.
OMG - I can really empathise how this does your head in if your emotionally involved. I'm selling on behalf of MIL so not emotionally invested but why can't they agree a date !!!! :-)0 -
21/10 - AIP
7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)
20/11 - Mortgage application submitted
26/11 - House valuation survey completed
27/11 - Mortgage approved!
28/11 - Solicitor requesting Proof of deposit by way of bank statements.
4/12 - Solicitor sent more info including Fixtures and fittings form and Property info form.
- First round of enquiries letter also sent to sellers solicitor
- Informed searches have been done and awaiting responses plus do we want any of a selection of further searches done.
21/12- more searches back with no response from sellers Sol re equiries
18/01 still no response from sellers Sol regarding searches. EA being asked to chase by our SoL
22/01. Letter from Sol which included copy of title deeds with covenants which were pretty normal except that we have to keep a bush or tree in the front garden at all times!
- Aparently probate is still being applied for and not been granted yet. Once again the EA is proved wrong about the seller! We were told it's all sorted and in place
- Electrical installation survey included in lastest paperwork drop dated 15/01 as original paperwork for work done in 2017 lost. House is 'Unsatisfactory' but list of reasons why is really barely an issue and will take me an afternoon to fix so no problems there.
Originally we were dragging our heals a bit and took some heat on here for it but it seems we are now not the ones being the issue! We thought originally we would be lucky to force the sale back into the end of Feb but now that's looking likely not of our own doing!Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000
