  • Thank you chimpy9 and bossypants. I really didn’t realise buyers held all the power. You hear so much about dodgy vendors and as I knew we were serious and honest people we didn’t worry. It sounds terribly naive but I assumed what she was saying would be the truth. We’d appreciate the truth far more than empty assurances.

    I am not cleaning that oven before I leave if we ever actually manage to complete. Call it karma for lying! (Although I couldn’t stand anyone thinking we’re dirty people so probably still will clean everything!)

    Yeah - I've learned that too...

    I'd recommend you do everything you can to avoid any come back once the house sale is complete. Last thing you need is for them to start complaining after it's all gone through.

    Although, it must be tempting to leave something for them to contact you with.....then you can keep promising to come out and do it and not turn up :)

    Great news! I'm hoping we'll be completing around then although we haven't discussed dates yet. We're still waiting on the interpretative report back and for lender to say it's fine. Hoping to get an update from our solicitor this week 😬

    I'm pleased that it's moved so quickly, especially as my solicitor was off from the 17th Dec til 2nd Jan!

    The previous purchase that we pulled out of had taken 3 months and wasn't near exchange (one of the factors why we pulled out)

    Spending a lot of time looking at new furniture online

    Well done Finchy, hope it all ties up soon for you!

    For my part, I've today had the welcome news that the buyers' solicitor has been fully instructed and my solicitor has sent the pack (well, he said he was going to get it out today and he's usually very prompt). There's still a long road ahead, but I feel like we are now finally able to start moving down it.

    Next hurdle, mortgages (mine and theirs)!

    22/11 - mortgage valuation booked for 27/11
    22/11 - memo of sale received
    24/11 - terms and conditions and instruction received from solicitor
    28/11 Halifax requests another payslip
    28/11 mortgage valuation comes back okay valued at price we’ve agreed
    30/11 payslip submitted
    03/12 Halifax request proof gifted deposit in account
    03/12 proof of gifted deposit submitted
    03/12 terms and conditions hand deliver e to solicitor
    03/12 bank transfer to solicitor to put on account
    03/12 meeting at estate agent with sales progresser
    04/12 full verbal mortgage offer from broker
    04/12 quotes for survey sourced

    13/12 our solicitor responds and sends on our enquiries. We received fixtures and fittings list and property information form
    18/12 drain survey problem found
    18/12 building survey no detrimental problems needs tlc
    19/12 local search back
    21/12 Marie has identity check for gifted deposit
    22/12 vendors agree to fix drains and accept cost
    28/12 proof of drainage work completed
    02/01 told water search is unavailable and will need a site visit
    04/01 site visit and water search returned
    04/01 gifted deposit documents all received and accepted
    07/01 some enquires answered - chased up outstanding
    08/01 all enquiries answered solicitor invites us in to sign contracts
    10/01 - problems now identified with title, property is registered with two different addresses at the land registry needs sorting before we can exchange - mini panic
    11/01 - sign contracts and all other documents, send deposit to solicitor and pay off completion statement.
    Title comes back updated from the land registry. Unable to exchange as sellers solicitor closed at 12
    14/01 call solicitor to give consent to exchange
    Exchange at 3pm woohoo!
