Still awaiting to exchange! Queries have been held up by lack of response from freeholder. Chased solicitor and EA every other day! Solicitor advised today she has liaised with sellers solicitor and was advised that he was expecting the client in this afternoon and would send the responses after! Assuming the responses are satisfactory, we could exchange soon! Whoooop! We’re ready to complete on our house and the vendors are ready to complete on the one they’re buying with no chain!
Still nothing! Contacted solicitor yesterday who advised she'd received nothing and the same today. I've emailed the Estate Agent asking if they can give the vendor's solicitor a little nudge.
I just want a date so I have something to focus on and can start making the necessary arrangements!0 -

Solicitor informed:20.12.18 (already in place as our previous purchase fell through
Mortgage appointment on 03.01.19
Survey completed: 09.01.19
Valuation survey: 10.01.19
Mortgage offered: 11.01.19
Searches: are being completed now and should be returned to our solicitor on 30.01.18
Exchange: hopefully on Monday 4th February with a view to complete in the following weeks.
The vendors are an elderly couple downsizing to a new build and developers are desperate to complete in six weeks from when they reserved their plot which was Wednesday the 19th Dec...

20/4 advised vendor had lost property she was buying. We decide to wait for her to find something
31/8 complete sales of our house move in with brother in law
12/10 offer on another house
13/10 accepted
Aiming for completion mid Dec
3/12 Vendor pulls out of purchase of their house
14/12 Vendor offers on new house and accepted
We are mortgage free and house she is buying is empty
PB are estate agent we are buying through. As an aside I would never use or dream of recommending them. How can you negotiate with a web site?
9/1 chase for update. Turns out correspondence lost in post and no one bothered chasing
10/1 tell our vendors this must be done by 31/1 or we are pulling out as would need long term rental as brother in law can’t have us anymore
Advised by her, sols and EA that no chance things can happen that quickly.
22/1 chased EA. Proceeding well maybe ready to exchange 31/1.
Sick to death of PurpleBrick, our vendor , and solicitors who are so slow.
Anyway hope the 8 month adventure will be over soon but not holding out much hope.
Problems seem to come from over zealous surveyors putting people off buying with crossing the i’s covering their !!!!!! issues.
How can you negotiate with vendors when PB just a website!!!0 -
I have sold my house with pb. There have been pros and cons. negotiating and otherwise communicating with the vendor/viewers etc. When someone books to view you get a message both an email and a text, which always provides phone numbers and email addresses which assuming people don’t fake them, that’s how you talk to those involved. For me personally that’s been one of the pros, can be done anytime not just 9 to 5 but I guess it would be a case of horses for courses, and if one of the parties isnt very good with technology it might be an issue. I also viewed a house marketed by pb and got the same sort of messages as a viewer as I have as a vendor. But different people prefer different kinds of methods I guess.0

Getting a wee bit worried about my buyers' solicitors. The enquiries I had today make it seem like they are rather finicky, but at the same time not really reading/understanding what has been sent to them. Seems like the sort of combination which could prove awkward/annoying down the line. Just have to hope I'm wrong and keep plodding along, I suppose!0

Final Enquiries sent to Vendor: 7th December (due to incomplete responses)
Vendors Solicitor catches fire: 9th December

Final enquiry in and completion statement sent: 23rd January
Final check of house: 23rd January
Money sent to solicitor, insurance purchased and completion dates discussed: 24th January

Solicitors just confirmed they have funds and asked for proof of me closing other bank accounts and transferring all to one to send the money in one lump, along with the full schedule of my insurance. This has now been done so... fingers crossed!0 -
My buyer is still making me a nervous wreck, latest escapade being him not paying for his searches or maybe he has then again maybe he hasn’t... my ea said he hadn’t so she chased him and I chased him and my solicitor chased his solicitor which has resulted in another email from him saying he has definitely paid for the searches now and his solicitor has promised to start then immediately. This from a man who has told me exactly when he wants to move and then done stuff all about it. Drives me distracted it really does.0

I last posted on 15th January (can’t figure out how to quote myself) and since then the grand total of naff all has happened!!
Our seller has been waiting on enquiries and luckily they have a solicitor who conducts enquiries diligently and expeditiously. Oh hang on no they don’t!
Then got a phone call this morning to say they were going to sever their sale and purchase and I was thinking “woo this is going somewhere now” as we want to complete by 1st Feb. Imagine my happiness when I then get a call from the estate agents saying they had spoken to the other estate agents who are looking at the week after (when I have constantly been telling people if it’s not the 1st then it won’t be til the end of Feb!).
How have people got it done so smoothly!!! Our offer was accepted the 12th October!0
