  • Yet another excuse from the vendor’s solicitor! Allegedly all the responses to queries have been dictated but they’re behind on typing :/ tempted to offer to go an type it for them!

    Having said that with our agent .....when we had one, we, on the advice of a solicitor friend wanted to request the return of our papers to Chevy them along but he kept saying don’t they’ll buy it. I should have gone with my gut instinct, we’d have saved ourselves months.
    Our solicitor friend also said that every decent conveyancer has a massive work load and you’ve got to do what is required to get your case to the top of their pile! Have you got the phone or email of your buyer....a 2 pronged attack can help too!
    Anyway all’s well that ends well and ultimately he didn’t get his fee :D

    Sadly, I don’t! I have, however, immediately emailed the Estate Agent and asked them to inform the vendor. Basically said something along the lines of we can’t proceees until the solicitor sees the responses and deems them satisfactory. I also added that I sincerely hope that none of them are unsatisfactory because I would had to delay things further. Hoping this will prompt the vendor to chase them.

    It’s beyond ridiculous. I mentioned earlier in the thread that we’d had a quote from this particular firm; just checked and it was £600 more than what we’re paying! Daylight robbery

    Buying and selling property is a real eye opener!
    A friend put a good offer in on a house a month ago and the vendor has neither accepted or rejected it!
    What planet are these people on???

    Been to sign all documents today, just waiting for exchange/completion dates now. Doesn't help that our purchasers solicitor is slow, me and our buyer are ready to go now.
  • Atm, I'm not sure which is best - news or no news!

    Chased the estate agent this morning regarding the responses to our queries to be advised that the queries for our seller's purchased were sent off yesterday! Beggar's belief! All conversations thus far have indicated that a completion date towards the end of this month beginning of next month was possible but given the queries for their purchase have only just been sent, there's a possibility of further delay! If the Vendor isn't anything to do with this delay they ought to be kicking off royally due to the poor service!


    In other news, solicitor has just emailed to say the responses have arrived this morning (hurrah!) but she's yet to go through them!

  • So we exchanged on the18th, completion is due on Monday. We had a text to say our funds were being released on Friday as others in the chain are due to complete then (weird, but ok, I guess our seller is taking the weekend to move)

    I haven't heard anything from my solicitor yet through with regards to the final 5% deposit and settling their fees. Do I chase? I assume this needs to be paid and cleared prior to Friday, which isn't far away.

    Don't worry about their fees. They will take that at completion.
    You don't need to worry about anyone taking their fees.


    I was concerned about EA, solicitor and nursing home fees but oh no, they all have it covered to take it at completion.
  • yeah, I figured they would, it's more the rest of the the deposit we need to send over. I just don't want anything to go wrong at the last minute!

    What's the downside to sending it early?
    If you have the money and it's only a few pennies in interest for the sake of a few days then I'd send it early.
