The NEW waiting to exchange thread...

I could have written this.....pretty much same situation. Our buyer said the same thing and today was the deadline. We need to exchange this week or else. Stressed out doesn’t describe it 😫
We are in the same situation, but we are the BUYER! It is a chain free purchase and it should have been straightforward... we have been ever so understanding and patient but the vendor' solicitors have been absolutely nightmare throughout the whole process. Finally there is a light in the tunnel, we spoke with our solicitor last Friday and apparently the final query that we've been waiting on for the last 2 months is about to be resolved. So we are hoping to exchange and complete before the end of the month!0 -
I feel for you joanars. I feel for our buyer too. The whole system requires you to be ridiculously patient irrespective of how everyone else behaves.0

So, it's 5.30am and I can't sleep. Surrounded by boxes and miserable. We sold our house in October and we are supposed to be moving Thursday - but we haven't exchanged yet as our sellers don't seem to be in any rush even though they keep insisting they're working for the 7th. We've had to book a van just in case and arrange for the day off, but there's no news from the solicitor. We had to do a final check on the house we are buying on Saturday and they were packing, so at least that's something! Our mortgage offer runs out on the 23rd and it all feels too close for comfort. Have never felt so rubbish! Here's hoping for some good news today 🤞0

I hope it happens for you but why exchange and complete on the same day ?
Strangely we were supposed to complete on 7th Dec with exchange 2 weeks previous ... straight forward cash buyer with 2 person chain (us and our buyer) took until 14th Jan and only a week in-between which caused all sorts of problems for us with a long distance move
Really feel for you ,probably time to start jumping up and down with your sellers EA to get a clearer picture
Our sellers were powers of attorney and were not benefitting from the sale of the house so were never in a hurry and got so many things wrong it was almost like they were doing it on purpose *to conveniently forget there was a massive garden to the rear and not put it down on first registration)
Hope you feel better with some news by the end of day0 -
Hiya, thank you xx we never wanted to exchange and complete in the same day or even the same week, come to that! We were planning for the move in early January and put loads of stuff in storage and packed pretty much everything we could. Our sellers are just so slow, even though we chase them all the time. Feel sick with anxiety and got to go to work now☹ Kids are sleeping on mattresses on the floor as we need new beds when we move and now I'm stressing about whether or not to defrost the freezer tonight! Guess I just need to let it play out. Never, ever, ever again!0

Start dictating the finish post and try not to stress too much...after a month in your new house this will all disappear and be replaced with nicer problems0 -
I just need to have a rant now. It's been weeks now asking our vendors solicitors for the same two enquiries which they still haven't answered. They emailed some more stuff over today saying that concludes everything, no it doesn't you still haven't answered the two bloody enquiries!!!
We need to exchange before Friday this week or we are at serious risk of losing our buyer.0 -

Is there no way of finding the answer yourself.
My only reason is because we could get nothing from our vendor so I put my Mrs Bucket hat on and found most of it myself
Time consuming but I felt at least I was doing something as our vendors were doing naff all
So frustrating and stressful0 -

No both things would take 30 seconds to resolve but the answers have to come from the vendors. I’m so done with it all now, I’m chasing their EA every day to chase their solicitor. Doesn’t help that the solicitor is absolutely useless.0 -
So no news today. Have sent a strongly worded letter to the solicitor asking exactly what's going on. Guess we won't be moving Thursday, so will have to cancel the removals van tomorrow. Desperate to move now.....0
