    Mortgage advisor has confirmed the amendment has been made to the offer and has requested it is faxed through (who uses fax anymore?!) - now awaiting confirmation from Solicitor that she has received it and whether or not she's heard from vendor's solicitor. As soon as I have the email, I'm on it!

    Buyers enquiries received yesterday and responses sent to buyers solicitor this morning, hopefully they won’t raise anything else. Had an email from buyer as he’s been recommended to but chancel repair insurance. A one of payment of about 25 quid. I have no idea why! our local church was built in the 40s is closed and down for demolition. Land our house on originally belonged to duke of Norfolk and no ancient churches for miles, but I guess the search must’ve showed something. I basically told him he has choice pay for insurance or pay for more detailed search to see if our house actually is affected which I bet would cost more than the insurance . I think we are finally getting there

    Another Email yesterday from our Solicitor stating they are still trying to get a response from the Sellers Solicitor in regards the Enquiries that were sent to them on the 4th December!

    Onto of that it seems that despite the house having been up for sale since August last year Probate has still not been granted so the guy selling it isn't actually allowed to sell it yet!!

    Our LL is chasing us to try and get us to sign for a new Fixed term TA as he doesn't want us to be without one. got till the 7th april till our current Fixed term ends! Didn't think it would be a problem when we had our offer accepted on a chain free house back at the beginning of november!

    I think your solicitor should have informed you that until probate has been granted no one is in a position to sell and property shouldn't have been marketed
    Until grant of probate has been issued no one is allowed to sell any assets

    We’ve not yet reached the point of sending money to the solicitor, but the bank advised me that they are just waiting for the solicitor to request funds for completion, so they seem satisfied that the solicitor has done his job. My understanding is that the solicitor acts for the bank as well as for the buyer, so he, by law, has to do the checks before letting the sale go ahead.

    So, we’ve finally had some movement.
    Our solicitor received the contract pack and lease from the vendors solicitor. All searches ordered and received back with no issues. We’ve just signed contracts, TR1 etc and sending back by post. Now we’re waiting on enquiries to come back and a query over the lease extension which was advertised as being already extended by the estate agents, but is in fact being extended as part of the sale. Anyone got any experience of how much this would usually delay things?
  • Latest delay - vendor's solicitor is off sick (how very dare he?! lol) and has been most of the week. Work hasn't been passed on either which is frustrating given that we're so close to the point of exchanging contracts.

    That is ridiculous someone must pick up their work when they're not in 😡 My solicitor called this morning confirming all enquiries were now answered (finally!!) just need to exchange now early next week to complete on the 18th. I'm just about seeing a glimmer of light at the end of a very long tunnel.....
