    Is it an unadopted road ? The house I've just moved into has an unadopted road . I got a stat declaration from vendor and maintenance seems to be pretty non existent except directly outside the 3 properties here

    It is unadopted, but the fun part is that it technically forms part of a light industrial estate owned by the council, so the council still maintain it. The really fun part is that, although in theory it is the responsibility of the Estates department, in practice it's the Highway department who do the actual work of filling potholes, painting up markings, etc. on behalf of the Estates team, so my solicitor keeps getting passed between the two mailboxes when asking whose responsibility it is to confirm that the council is responsible. Super fun! Having said that, between my ringing around this morning, and a helpful neighbour who has had similar issues with them in the past, I've now been able to send my solicitor three named contacts, at least one of whom I am hoping will be able/willing to take this in hand and get us a confirmation. :o
  • Bit of a lurker since December but thought I'd post our timeline. It seems the course of buying a house never goes smoothly.

    Got married back in September and on our 4 week honeymoon we talked about selling our house and had a look whilst lounging about the pool and found our dream house (location was perfect for both our work, good area, great size - hopefully a "forever home") and said we would look into it when we got home. By the time we got home in mid-oct the house was off of rightmove. End of November the house was back on the market at 25k less!

    Timeline:
    • 5th Dec - 3 Estate agents come to value the house in the morning; the afternoon we have an appointment to view the house we like
    • 7th Dec - Offer on our house received - slightly below what we were looking for, offer rejected.
    • 8th Dec - 2nd viewing on house that we love
    • 10th - we receive another offer from another viewing (FTB), offer accepted and we in turn offer on new house who then take a week to accept offer.
    • 17th Dec - Offer accepted - all systems go!
    • 19th Dec - apply for mortgage, mortgage approved without them asking for any payslips or other confirmation subject to survey! (Our IFA said he's only ever seen this a handful of times).
    • 22nd Dec - Survey carried out - a few red flags but nothing we can't see past
    • 24th Dec - Mortgage all approved.
    • 7th Jan - Our buyers have not started any paperwork as they have been on holiday, promised they will get started.
    • 18th Jan - our buyers have yet to instruct their solicitors or apply for their mortgage, we threaten to put the house back on the market, this gets them to pull their socks up.
    • 1st Feb - Most paperwork for the rest of the chain is done, a couple of questions outstanding on the top of the chain and from our buyers at the bottom of the chain. Exchange and completion dates are being discussed with the hope of exchanging 15th Feb.
    • 12th Feb - Our buyer this evening decides to pull out unless we give them 17% (roughly 60k) off our house price?! Absolutely ridiculous and financially that would leave us with no equity - devastated and angry to say the least.:mad::mad::mad::mad:
    • 13th Feb - House re-marketed. 1 appointment booked in straight away (investment buyer), likes it wants a 2nd viewing the next day.
    • 14th Feb - 2nd viewing made and an offer of 2k less than our original offer is made, this is the absolute lowest we can go but accept.... Hopefully this time round it will be a happier story.

    It makes me so mad that a buyer can just pull out right before exchange and hold you to ransom with no repercussions for them. (They didn't pay for a survey as our house is only 3 years old, and went with a conveyencer that was 'no move, no fee' so are only out of pocket for searches).

    Ah well fingers crossed and fingers crossed for everyone else to exchange soon!

    Investment buyers are pretty good at waiting until the near end to lower the price maybe your initial buyers weren't totally FTB ..hope this time round it goes better

    Should have exchanged today but issue right at the top of the chain, solicitor has gone on holiday and hasn’t left the file with anyone 😡😡😡 so looks like we’re exchanging and completing on Monday which I didn’t want to do. All the chain have agreed to do this but it just continues to stress us out. We’re going to be packing up hoping everything goes through 😫 anyone got some positive stories of this?

    Perfect thread to vent my frustration

    My timeline

    09/18 house goes on market and we get 5 offers with one 7k over asking. Find a house and sellers happy to move into rented whenever
    11/18 find our solicitor who bought house missed a restrictive covenent and buyer wants it removed from the lease. Council won't but happy to give consent. Buyer not happy and pulls out
    12/18 new buy offering 11k over asking
    1/19 gets a home buyers and knocks us down 6k for the roof
    2/19 ready to exchange and sellers say no to moving into rented and push completion back to march to match their newbuild date. Buyers say fine and hand notice on rented (ROOKIE MISTAKE)
    2/19 we agree to break chain (only party with children and we're the ones being
    Put out) to save the whole situation
    2/19 sellers new build not ready until may/June and will complete 3 days after our related completes
    2/3 sellers go awol


    So so so so so fed up. Honestly am mentally screaming 90% of the time

    Oh never! I really hope this is it for you. We’ve been packing stuff up for weeks thinking it won’t be long and it’s annoying when you then need something you’ve packed up thinking you won’t need it!

    Solicitor has been in touch today to say buyer is happy to complete between 1st and 8th! Vendor’s solicitor and vendor need to crack the whip further up the chain now to ensure this happens!

    So I was hoping I’d have new information by now but nothing :( We got our mortgage offer in the post which expires on the 3rd of May but we also have to give our vendors 4 weeks between exchange and completion, leaving us with around 6 weeks to get things done. All paperwork was signed but it looks like there is an outstanding search and enquires raised. Still no news as to whether the EPC has been done either.

    Worrying lots now! :(

  • New here and at the start of the process but (like everyone) desperate to get into my lovely new house and in that state of anxiety about all the things that can go wrong. Here's my timeline so far...

    14/2 offer (1k over asking) accepted on ours from cash buyers (No chain before them)

    14/2 asking price offer accepted on the one we want to buy (vendor ends the chain as moving in with parents)

    15/2 DIP from nationwide (already with them, just borrowing a little more) Valuation booked for 21/2

    15/2 all parties in position meaning able and desiring to move asap.

    15/2 solicitor instructed.

    Today solicitor will be being pushed to get rolling. We're aiming for 6 weeks but we shall see!!
