I'm honestly so amazed at how quickly this has happened, we were quite prepared to be waiting weeks before hearing about our mortgage either being approved/declined. Now we wait...I'll update when we have further news 🏡0 -

Ours was a straightforward sell and buy both of us cash buyers , all searches done in a couple of weeks...still took 3 long months to complete

Another update - actually rang solicitor regarding our buyers proposed date and discussed further. She advised that this person has already had an offer accepted on a new house and all the searches have already been done...clearly been going on a few week to say the least! But at least this means that they’re well on the way with it and 8th March is possible.0 -

All enquiries are done it’s just getting the files ready for exchange, the other side (our vendor) solicitor is really rubbish and take ages to do something.0 -

It's been a little while since I was on this thread, so thought I'd check back in. I got my mortgage offer with surprisingly little hassle under the circumstances, which was honestly such a relief. Not getting it would have cost an additional £10,000 in exit fees! :eek: And, added bonus, they didn't even want a structural engineer to look at the crack in the bedroom (surveyor was confident it was fine, but warned the lender might insists for backside covering purposes), so that's another chunk saved there.
We're now past all the expected hurdles and moving into the unexpected. The biggest one right now is confirmation of how the road is maintained, which we are trying to get from the council. My solicitor has been emailing and getting passed around for over two weeks now, so today I started ringing around myself and managed to speak to someone who agreed to help push things along if my solicitor would send him the correspondence. It's a slightly odd-ball situation regarding road maintenance, so I'm not holding my breath for a response this week, but maaaybe next? This is (supposedly) the last outstanding point, after which we can proceed to exchange/completion. We shall see! I've been picking out windows and floors so that the tradesmen can get to work asap, and can't help but worry that I'm jinxing things a bit. Oh well, the only way out is through, as they say!0 -

Is it an unadopted road ? The house I've just moved into has an unadopted road . I got a stat declaration from vendor and maintenance seems to be pretty non existent except directly outside the 3 properties here0
