    Long story short. Sold in April and had offer accepted then. However, our buyers pulled out 3 weeks later. Finally:


    18/08/18 – SALE: Views. Offer accepted.
    20/10/18 – PURCHASE: Offer made and accepted. (AGAIN!)

    Now we are buying from a family who are bankrupt and our buyers have asked for a discount! Our mortgage expires in a few weeks and I am tearing my hair out at the lack of urgency from our buyers. Anyhow, we are positive about moving still but time is running out!

    Brightsparks we were in a similar situation! We accepted an offer (on ours) of full asking price within 48 hours of going on the market then had an offer accepted to buy in provided an April May too! Our buyer strung us along for 8 weeks and then we found out she had pulled out from OUR vendor! She hadn't even provided an AIP in those 8 weeks. Putting the pieces together afterwards it seems she offered before she'd even got an AIP and wasn't able to get one for the amount of the house, so she didn't bother telling us and went and bought a different house! I have no experience of selling a house so was relying on the estate agents advice but now I know that this isn't normal and I wouldn't be waiting that amount of time for an AIP again!

    Have you bought the same house again? The house we bought back in May was still available so we offered again on it and are still buying the same house! Our mortgage expired at the end of September so we are applying again, the deals seem to be slightly better at the minute that what they were back in May. Why have your buyers asked for a discount?

    PrettyKittyKat, I'm buying at the moment and the estate agents were immediately on me as soon as my offer was accepted to provide an AIP. I was asked to send that and proof of my deposit by email the same day so that they'd take the property off the market. Sounds like your estate agents haven't been doing those checks on your buyer.

    I am pleased you've got the same one still, it almost feels like it is meant to be when that happens?

    yes it does feel like it is 'meant to be'. Ah we aren't bothered about loosing that first buyer now, our current buyer is so lovely and adores the house!

    Sadly we have hit a bump in the road... home buyers survey done on our this week and Japanese Knotweed has been found! :( I've got a specialist company coming today to do a specialist survey. We have told our buyer and he didn't seem spooked on the call, so just got to cross out fingers his mortgage company will still lend if there's a management plan in place and he doesn't pull out!

    Can I join in? I had an offer accepted after a bit of back and forth on 14 Oct, immediately instructed solicitors and searches were ordered on the 24th of October, got my mortgage offer 1 November.


    I'm trying not to get too excited as so many things could still go wrong (still waiting for the survey report), but it does feel like at least one hurdle has been cleared.

    Hi, can I join? Hoping for some advice and support..

    Sold my house in May this year and currently in rented.

    01/09 - offered accepted on house (leasehold 8 years old) - appointed solicitor a few days later and applied for mortgage from HSBC (AIP already in place).
    Seller then offered on a no-chain house a few days later.

    24/09 - mortgage offer in, asked (and paid) solicitors to start searches (told one week turnaround as use outside company).

    Since then nothing at all. So 9 weeks from offer and not one piece of documentation. Emailed sol and just told are writing report. There was a delay on leasehold info (service charge and ground rent separate companies) but told they came in early last week and sol was reviewing them.

    I suppose just wanted to know if this was the usual process for buying - all documents sent to me in one go. Not even received F&F or Property Info Form. When I get this report will it means searches are in and enquiries done or is this the start?

    Concerned (stressed) just that 9 weeks with nothing seems a long time..:undecided I just find the lack of information and guidance from sols quite frustrating.

    Clock starts ticking from mortgage offer. In essence not yet 6 weeks.
    Leasehold purchases do take longer. More efficient for the solicitors to review everything at the same time rather than piecemeal.

    So im a long time lurker first time poster. So it goes like this

    Four months ago while redecorating we seen a house on Rightmove that me and DH fell in love with. Went to view the house and offered for it on the spot explaining to agent that we would have to sell ours first. Said the owner would decide and get back to me. Offer accepted two weeks later. He was holding out for more money.

    So we put our house up with an agent. Lots of viewings. A few offers that were unbelievably low. Finally a decent offer. All going well. Survey for our house comes back with £6k retention. Not happy. Instead of doing the work we said we would knock £6k off. Now the house we want to buy has directly behind it contaminated land.

    I feel like it's just been one thing after another. We had ideally wanted to have moved by October half term holidays. But they have come and gone and we have no end in sight. Frustrating. My buyer solicitor is never around. Never answers phone and has now gone on holiday for two weeks. Sorry for the long moan jus needed to get it out there. Luckily for me my solicitor is the bee's knees.
