    Good luck! I spent all day yesterday on the phone, there were some huge mis-communications between various parties but managed to bring it all together. It then took me 15 phone calls to find removals as the slots I had been told were available were gone by the time we exchanged. And breathe!

    Yes, I'm very thankful that it's just me and the seller, no long chain or third parties!
    I'm also moving from a rent furnished flat, so no need to hire removal vans either!

    So excited to move in, looks like I might be completing on my birthday as well which will be nice :D

    Thank you Jtotz and to the other posters who commented - I definitely should have been more concerned. On the contract, the seller stated that there were no other charges on the house. It turns out that the house is in fact leasehold with a 75-year lease. Our mortgage provider requires a minimum of 85 years to proceed. So it's game over for us, and back to lurking on this thread (for now). Maybe one day I'll get to graduate to being a homeowner....


    Oh no I'm so sorry to hear that! What a pain but I suppose in the long run it saved you the bullet of dealing with that when you sell it on when it would have been even shorter and more of an issue!

  • We were so close, searches completed, mortgage offer received, contracts signed by both parties and just awaiting the final go ahead and... AND!... our mortgage adviser put in the wrong f'ing price for the mortgage so instead of being the accepted offer price, it was the original asking. It's like landing on "Go to Jail" at the start of Monopoly, while everyone else is rushing around scooping up properties I'm sat in purgatory waiting for my turn to get out.

    24 Sep -Applied for Mortgage
    2 Oct - Mortgage Valuation
    3 Oct - info and fees sent to sols
    4 Oct - Mortgage office received and informed chain is completed


    We have heard absolutely nothing since October 4th.... should we be concerned?

    Oh no! Was it a huge difference? Can you get it amended? We got our mortgage offer increased by 15k without too much drama.

    Thanks - we were absolutely devastated to find out (I cried in the canteen at work!), but it is what it is. The estate agent came back and said that "apparently" the freehold was available. To be honest, we weren't going to be hanging round to find out. So today, we officially pulled out of the purchase.

    House Sale and Purchase Timeline

    19/10/18 – SALE: Views. Offer oaccepted.
    20/10/18 – SALE: Buyers provide AIP and ID.
    23/10/18 – SALE: Buyers solicitor details received. Notice of sale sent to all parties. Updated as STC on Rightmove.
    24/10/18- PURCHASE: View house again.
    24/10/18 – SALE: Solicitors confirm need copy of probate certificate.
    25/10/18 – PURCHASE: Offer made and accepted.
    25/10/18 – SALE: Hard copy of notice of sale received. Solicitors sent contact documentation to buyer’s solicitors.
    29/10/18 – SALE: AIP received, sent to estate agent 30/10/18.
    30/10/18 – SALE: Solicitors confirmed that mortgage company accept indemnity insurance for searches (which expire 30th November).

    We have docs to sign for our sale but our witness signed the wrong box so waiting for solicitors to resend these and still trying to locate how to get a hard copy of the probate certificate (we only have a copy on email not the hard copy which is what we need).
