Hi. FTB going to look at my first 3 properties today at ripe old age of 41.
AIP with Halifax but thinking I should maybe use broker?
Also, thinking of fixing. Broker has recommended 2 year but I'm thinking 5 year at least as I should be in a much better financial position then.0 -

We made it!!!! Completion on the 31st. I have spent all day on the phone or waiting for call backs and chasing and oh my god stress. But we got there in the end. Will post entire timeline here, don't get put off by it! :rotfl:
- House on market - 26 April
- Accepted offer on house - 22 May
- Reserved new build - 25 May
- Full mortgage application in - 31 May
- Mortgage offer received - 14 June
- Ready to exchange on purchase - 18 June
- Enquiries received and answered on sale 14 - 26 June
- Buyer changed solicitor - 30 June
- New contract, enquires etc dealt with 13 Jul - 01 Aug
- Land Registry issue with title plan of sale resolved - 07 Aug
- Informed ready to exchange on sale 08 Aug.
- Informed bottom of the chain have now requested survey but will not book it until solicitor returns from holiday on 20 Aug - 09 Aug.
- Survey for bottom of chain property booked 23 Aug.
- Bottom of chain buyer requested asbestos survey - conducted 29 Aug.
- Chaos with bottom of the chain buyer until 05 Sep
- Put our house back on the market - 06 Sep
- House valued for part ex - 11 Sep
- Accepted offer! We're getting our new house!! - 13 Sep
- Updated reservation form received - 17 Sep
- Amended mortgage offer for increased amount received - 17 Sep
- Additional enquiries and fixtures&fittings list completed - 21Sep
- Sales manager visit complete - 21 Sep
- Further enquiries returned - 30 Sep
- TR1 signed and returned - 03 Oct
- Further enquiries 04 - 19 Oct
- Developer's solicitor reported to the developer to see if they are happy to exchange - 22 Oct
- Suggested completion date of 31 October provided we exchange today or tomorrow (23/24 Oct)

We've had our offer accept on a house today. It is the same one we bought earlier in the year before our buyer pulled out. We did the searches earlier in the year and told these will still be valid and can apply for an extension if needed. Now to sort the AIP. Buyer is coming to measure things this weekend so going to speak to him about where he is up to. We either want to move the very start of Dec (ideal but extremely tight timescale) or exchange before xmas but Move in January.0 -
Echoing what others have said you need to get that situation checked out ASAP because if the Seller doesn't own 100% they can't sell the bit they don't own...in fact they cannot sell it at all unless it is in conjunction with the other owner!
We often wind ourselves up over nothing in these transaction but that particular thing is definitely something you want to be concerned about!
Thank you Jtotz and to the other posters who commented - I definitely should have been more concerned. On the contract, the seller stated that there were no other charges on the house. It turns out that the house is in fact leasehold with a 75-year lease. Our mortgage provider requires a minimum of 85 years to proceed. So it's game over for us, and back to lurking on this thread (for now). Maybe one day I'll get to graduate to being a homeowner....0
