I know I haven't posted in here before, but I was honestly too scared for fear of jinxing anything, daft I know... But we have exchanged!I

Going to try to exchange again today for the 7th day in a row!
Exchange attempts timeline (3 person chain)
17/8 completion of 14/9 agreed, told chain is ready....
23/8 first attempt recieve no response from vendors solictor
24/8 recieve no response
25/8 recieve no response
Bank holiday weekend
28/8 vendors solicitor claims the delay was due to not being able to contact their client. Vendor herself contradicts saying not heard from her solicitor for 2 weeks and been contactable.
29/8 Vendors give authority in the morning! But now apparently vendors vendor have not signed their contracts. This will be done today ready for tomorrow so we are told.
30/8 recieve no response

Well, you seem to have tempted fate for us haha.
So today all the docs turn up from the solictor. Apparently they don't have any of the building regs certs or planning permission or gas safe/electrical certs for recent work we were told they have when we viewed as well as 15 other queries we've raised
Angry and p*ssed off with the vendor doesn't quite cut it, taken a month to get absolutely nothing off them basically. We got all our stuff together before we even advertised our property.

And now 9.30 this morning the contracts hasn't been signed still. 12.30 oh it has been signed now, but their solicitor is waiting for a mortgage redemption statment. I can not ******* believe this.
We are actually further back now than this time 2 weeks ago.

To be honest with you, threatening to pull out was the only way we got ours over the line! It was all dragging on far too much and costing us too much in rent so we put our foot down and I think it dawned on them we were serious (which we were).
However, it is a risky strategy in that you might get a vendor that pushes back! Also, you don't know what people are going through in the background. We found out after that our vendor had in fact lost her onward purchase - something we had not been told as I think they were worried we would pull out (which, to be fair, we would have!) - but she was frantically trying to get into rented so she would not lose us as buyers. We did feel pretty bad but she seemed OK and we sent her flowers after exchange.
Wishing all the luck you get this over the line ASAP. It sounds like you are going through hell and I remember it well! We have been in our house a little over a month now and I can confirm that it is all absolutely worth it in the end.... though not necessarily as you are experiencing it!

No, it wont be today. If its true they are waiting for the mortgage redemption statememt then that could be a few days still I think. Then there will probably be something else they forgot to mention. Also no will have to push the completion date back as we need to transfer our house sale proceeds out of our savings and that will take about a week.
We are going to spend the weekend thinking about it, I want to pull out but my wife wants to stick with it. (Even though she is actually more stressed than I am!)
There is another house slightly smaller but needs much less work so time wise we could probably be moving in at similar times as the current house will take a good 3 months renovation. It will cost a thousand fees but I think the other house gives better value. However the current house wpuld probably suit us better layout wise.0 -
We were hoping to exchange today, solicitor had said they didn't need anything and we were good to go, just waiting on the chain etc etc
Got an email this morning saying solicitor needed some paperwork from our bank about our H2B ISA, que me rushing to the bank in a stress and spending 40 minutes there while they tracked down this statement, but we got it eventually and sent it off to the solicitor via email.
Then triple confirmed if they needed anything else from us to be told no just waiting on chain and then will be in touch to authorise exchange
It's clear that we won't be getting that call now, so I guess we'll try again on Monday?
Bit stressful since the solicitor said we had to exchange today to complete before the mortgage offer expires, so I guess I'll be chasing on Monday to find out what's happening
To top it all off had a call from the EA and our vendor's husband has broken the bathroom sink, and will we be ok for them to pay us the money to get it replaced as they can't get a new sink delivered within the next week
From no activity to the most stressful Friday of my life...
Time for a stiff drink and to hope we can still complete before the mortgage offer expires0 -
