  • We are still waiting for enquiries responses after originally asking for provisional completion date of today :( solicitor reckons we should be able to exchange this week providing the replies are ok so fingers crossed! We go on holiday on Thurs so hoping we will come back to everything finalised

    Once again no exchange.

    Here is what has happened so far. Wednesday last week our solicitor tries to contact the vendors solictor Premier Property Lawyers to exchange. There was no response.

    Thursday we tried again and got a response! An email which my solicitor forwarded tome from PPL stating that they would contact their clients for authority (to exchange) and would be in touch "soon" this was at 11am so we thought it would haplen later that day. But no. They didnt get back to us.

    Friday nothing, no response.

    Today my solicitor managed to get in touch with PPL who informed her that the hold up was due to them not being able to get in contact with their client.
    So we emailed the vendor directly to ask what was happening. She was blissfully unaware of any of this and said the last she heard from her solicitor was the start of last confirmimg our agreement to the completion date!

    Some one is lying. My money is on Premier Propertt Lawyers.

    Oh my lordy - who doesn't make sure they are available on a day you might exchange :eek: it beggars belief. Fingers crossed for you.

    EDIT: just seen your last post - what the frell? Honestly some solicitors shouldn't be allowed near a house purchase. Ours was telling us one thing and her boss another. Bunch of lying toe rags

  • Hello!

    I am back a year later after my last sale fell through at the final hurdle after dealing with a lying vendor. Have since moved overseas, moved back, and gotten a new job and now found a property to buy! It's been a hell of a year. :)

    Offered two weeks ago, and chain was put in place last Wednesday and I instructed solicitors on Friday and already had the EA ringing me at 9am this morning to ask if I have sent the solicitor back the paperwork yet and do I know when my mortgage company is doing the survey. I feel like that EA may need to relax just a little!

    Hoping for a really easy process this time - though we are in a 3 house chain with me at the bottom, as last time my vendors were lying about so much it was making me quite sick in the end and by the time it fell through I was a nervous wreck. This house fits my requirements much better though so hopefully its fated!

    2 bedroom, semi detached with garden and two car driveway <10mins walk to the local train station and furnished to show home standard throughout as the current owners renovated it beautifully. The downside of the property is it is an Ex LA property, and the road is 50% LA properties still. But the house next to me is privately owned and well maintained as are those in the surrounding roads. I've had a few comments from friends about the Ex LA thing, but I figure you can't have everything in your first property.

    Anyway, since this place kept me sane last time, in an insane process - I just wanted to share my start with you and look forward to hearing how yours sales work out!

    Today we are waiting on a pointless asbestos survey.

    Been advised by our solicitor that in order to complete before our mortgage offer expires we will need to have exchanged by midday this Friday!

    Because of our H2B ISAs we need 5 working days between exchange and completion. This is going to be so incredibly stressful, I want to be positive but I honestly can't see everyone in the chain exchanging by Friday....

    Seriously questioning the sanity behind starting this whole process, it'll be worth it once we are actually in the house, but it feels like that will never happen

    And now on the 5th day of attempting to exchange we are told our sellers sellers havent even signed their contract. Supposedly this is happening today and we can try again tomorrow.

    Im so tired of this now. I dont even want the house anymore. I think we will give an ultimatum and threaten to pull out. At the moment I feel like pulling out now.

    Exactly the same situation as us, we were all ready to exchange last week and then the top of the chain hadn't even signed the contract. They were definitely going to sign it yesterday, but then it turned into, they'd signed it but hadn't given it back to solicitor. Keeps dragging on. We've been hoping to exchange each day for over a week now.

    I also feel like you, fed up and almost not wanting the house anymore due to all this. Over the weekend as well land right to the back of it was put on the councils sites for consideration for housing list. Even though we're 90% sure this means nothing (they've tried and failed to build there before due to planning permission disputes, Bloor, who own the land, told us they have no desire to build there for at least 10 years), it's got me all anxious again. Don't get me wrong, we knew it was a possibility that houses could be built there one day, (any house with a nice view has this possibility) but I just hope it's no time soon. No-one else seems to be particularly scared, there's no mass putting of houses up for sale there, so I'm sure we'll be fine, but it's just taken the wind out of our sails a bit, especially with this sale dragging on constantly.

    Its odd isnt it. For us we were told everyone was agreed and ready at the end of the week before last. It took us 3 days to get out deposit out of savings and too our solicitor to be ready for exchange. What I dont understand is how can someone get to that position without signing the contract, it just doesn't make any sense. I think we are being lied to for some reason. I just cant work out why?
