    EEEKKk ! we've exchanged 9:30 this morning :)


    Completion is booked for Wednesday 29th Aug next week.
    All in all three months and two days from offer accepted to exchange.


    It went super fast then painfully slow then nice and quick this last week.


    Hang on in there anyone who is waiting for their exchange date :)

    Re-arranging completion date: 23rd August (for 3rd September)
    Just awaiting confirmation we're ready to exchange from the top of the chain
    Finally get a response from top of chain, and no they're not ready to exchange, the client hasn't bothered signing anything yet, despite pushing the rest of the chain to move quicker, complete joke: 24th August

    Absolute joke. The top of the chain, who apparrently were very anxious to sell quickly and who have been pushing the whole chain to complete quickly, now have informed us they haven't signed anything and won't be able to until Tuesday - what an absolute joke, how dare they push the chain to move quickly and then haven't sorted their own house in order?! I am absolutely fuming. Twice this week my partner has had to arrange to work from home in order to be available for exchange, and they haven't even bothered to bloody sign the paperwork.

    Absolutely fuming right now. So this is the 3rd time we have to agree a completion date, and the 3rd time we have to ring our movers and mess them around - we wanted a bigger gap between exchange and completion for exactly this reason, but got overruled and look what's happening.

    Absolute joke, fuming and another week with zero progress.

    Vendor 2 are now ready to exchange, just waiting on our vendor to sign their contract now and we can exchange!

    If vendor 2 had answered the enquiry properly when it was first raised back in MAY(!!!!!!) we could have exchanged this week and completed next week, but no, they waited until they were all squared away so the final hold up isn't on them (in their eyes - I'm still blaming them)

    Hopefully we'll get the call to transfer all the funds and close our H2B ISAs on Tuesday and then we can exchange late next week and complete the first week of September.

    Seen a few posts about money going missing after CHAPS has been issued so little anxious about that but our solicitor won't let us transfer it not via CHAPS :doh: :wall:

    I know everyone likes to blame each other but it's looking like the vendor's solicitors are rubbish!

    They've got my solicitor, the estate agent and the vendor all putting pressure on them and they're still awful!

    Apparently the vendor is trying to talk to a senior member staff today, hopefully that improves things.

    Just waiting for responses to the enquires :(
  • Guys I’m going out of my mind here. Everyone was aiming from the start for a completion date of today. I literally got everything sorted within 2 weeks. The person who is buying my house refused to use any other channel than someone in branch and waited weeks for an appointment. I’m now hearing nothing. The surveyor came over 3 weeks ago saying she has to get the report out same day for the mortgage offer. Since then I’ve had my estate agent ringing her solicitors because my solicitor is now not replying to me. EA is saying her solicitor is saying they haven’t received the mortgage offer. Right well what are they doing about it :@ my buyer seems to not be doing any chasing at all how difficult is it to say, give me until the end of the day I will get in touch with the bank and find out what is taking so long, but no nothing is happening. And then after that I’ve got to endure her going back to the bank to say are you aware there is no building regs for the loft, it is obvious there isn’t as there is a pull down ladder and when I told the surveyor she just laughed. I feel like pulling my hair out, I’m powerless, she’s doing nothing, what do I do!

    12/06 Offer accepted and started to gather all the paperwork to MA
    13/06 Mortgage application sent to L&C and from here every day we had to submit different paperwork to them.
    21/06 All paperwork been sent finally to Halifax
    22/06 ATP Issued (with wrong names)
    22/06 Valuation booked in
    28/06 Second ATP issued with correct names
    29/06 Valuation date
    02/07 Valuation rejected, down-valued the flat with an unrealistic price
    06/07 More information needed
    13/07 More information needed again
    16/07 More information needed again
    21/07 Text from Barclays, valuation booked for Wednesday.
    25/07 Valuation done
    27/07 Down-valued again. Tried to speak with the developer to revise the price but they have suggested to apply for a different lender. Tried to speak with Barclays to see if the valuation is correct and everything included, they had 48hr to reply.
    01/08 Appeal rejected, applied to a different lender (Santander)
    02/08 Valuation booked for 08/08
    09/08 Mortgage offer issued!
    24/08 Exchanged the contracts.

    Estimated completion date in December, so now a long wait ahead... :)

    Expecting to hear from EA Wednesday or Thursday. Tiny chance we may be able to exchange by the end of the week, not holding my breath.

    We found out this morning that the delay is due the vendors solicitor not being able to contact their clients for authority to exchange.
