Was the land registry thing part of the enquiries? As you've made no mention of them in your timeline?
To be honest, I have no idea, because it's further up the chain, all I know is that there's a land registry issue, I don't know the how why and where and if it's part of enquiries or what.
Our enquiries were all completed two weeks ago, I'll try and add them to my timeline in the future.Despite my name, I'm not a student any more0 -

This forum has been so helpful over the past few weeks/months, thank you all very much.
Just completed today, whoop!! Thought others might be interested to see how my timeline went (FTB buying probate so no chain).
04/05 – 1st Viewing on house
07/05 – API from mortgage adviser
09/05 – 1st Offer submitted for £400k
09/05 – Contacted 3 solicitors for conveyancing quotes
14/05 – 1st offer rejected (no counter given)
14/05 – Second Viewing on house
14/05 – Second offer made & rejected
17/05 – All parties asked for best and final offer by end of day (6 or 7 people were all very keen for property)
17/05 – Submitted final offer of £430,500 (£5,500 over ask)
17/05 – 3rd Offer accepted!
21/05 – Instructed Solicitor
25/05 – Obtained insurance quote
30/05 – 1st Payment to Solicitor & Local Searches requested
06/06 – Draft Contract received from vendors solicitor
06/06 – Valuation by lender
07/06 – Formal Mortgage Offer received from Halifax
26/06 – Search results back (some queries/questions for the vendor that were resolved in the following week but all fairly straightforward stuff)
(Almost all of July was spent waiting for info from the vendors solicitor – it felt like an age!)
05/07 – I signed contract in anticipation of exchange
24/07 – Sent my solicitor deposit monies in view of exchange
26/07 – Exchange contract with completion date for 21st Aug (we tried to exchange on 3 or 4 different days in the week leading up to 26th and it just didn’t happen)
17/08 – Transferred the balance of deposit & solicitor fees to solicitor
20/08 – Mortgage funds arrived with solicitor
20/08 – Email from the vendor (lovely/naive lady) letting me know they were just leaving for the last time and letting me know that the front door keys were in the safe and the code was 1234!!
21/08 – Completed at 11.30am

I am so done with solicitors... Our vendors solicitors have replied to all but 1 of our enquiries 😤 so that's another week wasted sorting that out now. Give me strength!Debt free finally :j

Well after a complaint to the solicitor's manager, we have had progress and are finally exchanged and had lots of communication with our solicitor. Completion mid September, move in beginning of October. Finally.

Thank you - I have cider here - which will do for now. I have no worries over completion day as we aren't moving in immediately so loads of flexibility there, and if it goes wrong then (I very much doubt it will) I have the fantastic thread on here on how to deal with that.“Isn't this enough? Trixsie and studentguy. Fingers crossed your current delays will soon be resolved.
We've slowed down as our vendor changed their mind and decided not to move in with family once we've completed and then buy a house as cash buyers. They did find somewhere they liked but backed out after receiving the survey and worried it'll be too much work. At the moment we're not too bothered but I worry that they won't find a suitable house anytime soon.0 -
