And now on the 5th day of attempting to exchange we are told our sellers sellers havent even signed their contract. Supposedly this is happening today and we can try again tomorrow.
Im so tired of this now. I dont even want the house anymore. I think we will give an ultimatum and threaten to pull out. At the moment I feel like pulling out now.
6th time lucky.....0 -
@SG27 you poor thing, what a nightmare! all available digits crossed that 6th time is the charm ! glad to see lots of other good progress for people though.
we had a flurry of activity when, at 4.30pm on the friday 17th aug our vendor called me to complain about how slow our sols are being; she had apparently sent over responses to their enquiries 'ages ago' eek!
i called our sols and was advised that yes enquiries had been received now (though no admission of when) and our solicitor would review them 'asap'. Cue me calling daily until finally on Thursday 23rd they advised me they were happy with all responses but recommended an indemnity policy for loft work. For the grand ol' sum of £22 i just told them to go ahead and get it.
SO come to Tuesday this week and I chased again to confirm all in order - yes, all good. Bit of faffing around with deposit (CHAPS payment sent yesterday morning didn't arrive till this morning, cheers for that Barclays) but... we are now EXCHANGED. Completion next Thursday.
Holy fork I am so terrified / excited.
Timeline:
Offer accepted: 18th May
Exchange: 30th August
Completion: 6th September
We had a false start in January which fell through after we waited around for the vendor for 4 months - but this purchase will be exactly 16 weeks from initial offer acceptance to completion. For a no chain / FTB purchase. What a nightmare. Even worse, this is unlikely to be our forever home so we'll have to do it all again one day with a chain to contend with. Boo hoo!
Good luck to everyone else, i'm off to look at paint samples0 -
The EA keeps calling my partner and claiming we are days from exchange, which leads me to contact our solicitors (who have been very good) to say "No we aren't because there are X number of enquiries responses outstanding"
Besides being an EA why is she lying? We also want to complete as soon as possible but she should be checking with the vendors, not us.0 -
No chain either side.
6/7 Offer accepted
6/7 Application submitted for mortgage
12/7 Offer received
24/8 Exchange
31/08 Completion (fingers crossed)0 -

I am back a year later after my last sale fell through at the final hurdle after dealing with a lying vendor. Have since moved overseas, moved back, and gotten a new job and now found a property to buy! It's been a hell of a year.
Offered two weeks ago, and chain was put in place last Wednesday and I instructed solicitors on Friday and already had the EA ringing me at 9am this morning to ask if I have sent the solicitor back the paperwork yet and do I know when my mortgage company is doing the survey. I feel like that EA may need to relax just a little!
Hoping for a really easy process this time - though we are in a 3 house chain with me at the bottom, as last time my vendors were lying about so much it was making me quite sick in the end and by the time it fell through I was a nervous wreck. This house fits my requirements much better though so hopefully its fated!
2 bedroom, semi detached with garden and two car driveway <10mins walk to the local train station and furnished to show home standard throughout as the current owners renovated it beautifully. The downside of the property is it is an Ex LA property, and the road is 50% LA properties still. But the house next to me is privately owned and well maintained as are those in the surrounding roads. I've had a few comments from friends about the Ex LA thing, but I figure you can't have everything in your first property.
Anyway, since this place kept me sane last time, in an insane process - I just wanted to share my start with you and look forward to hearing how yours sales work out!
My Timeline:
AIP: 11/07
Viewing: 11/08
Offer Made:13/08
Revised Offer: 14/08
Offer accepted: 15/08
Chain in place and house SSTC: 22/08
Conveyancers instructed: 28/08
Mortgage Paperwork Started: 28/08
So whats this, two days in and the Buyer has already told the EA that they want to keep numerous Fixtures unless I buy them. I have sent a firm but polite email to the EA stating that if this isn't all included in the offer price (which isn't lower than their asking!) then I will lower my asking to reflect the revised property specification. I have had no response. Mortgage provider now have my application though and have arranged a valuation, soooo here's looking forward to what is already shaping up to be a right saga of a sale!
For those hoping to exchange today or tomorrow, good luck!0 -

Re-arranging completion date: 23rd August (for 3rd September)
Just awaiting confirmation we're ready to exchange from the top of the chain
Finally get a response from top of chain, and no they're not ready to exchange, the client hasn't bothered signing anything yet, despite pushing the rest of the chain to move quicker, complete joke: 24th August
Finally exchanged today on the 30th August. The top of the chain who have been holding up the chain, still wanted to complete on Monday despite the delays, the EA told them where to go, as we need 5 days to get the funds cleared, so we've agreed on the 6th September.
Phew!!Despite my name, I'm not a student any more0 -
You never know what could crop up, what if the certs aren't actually what they said they were for? For example.
Sorry I am a moany old cynic these days :rotfl:
Well, you seem to have tempted fate for us haha.
So today all the docs turn up from the solictor. Apparently they don't have any of the building regs certs or planning permission or gas safe/electrical certs for recent work we were told they have when we viewed as well as 15 other queries we've raised
Angry and p*ssed off with the vendor doesn't quite cut it, taken a month to get absolutely nothing off them basically. We got all our stuff together before we even advertised our property.0 -
So after weeks of back and forth with this purchase we are finally ready to exchange. Had an email today (after we have flown out to Paris on holiday!) To advise that exchange is planned for tomorrow with completion agreed for 7th! So excited, if it is all done tomorrow we can give our rental notice in and not pay an additional months rent! 😁😁Debt free finally :j
First house purchase ... 2018 :j0
