Still waiting on this deed of covenant thing to be resolved. We have signed and returned a copy that the sol has but they have requested more info from the seller's sol, such as, 'is this all there is to sign or are there any other forms' and they haven't had a response for over a week :mad:
All pushing for 29th June completion now, including our buyer, us and the EA, just need this one last thing resolved...

So it's the next week and still haven't any sight of them, chasing up the estate agent. Again!
Spoke to my solicitor and the vendor's solicitor said we'll have the draft contract in hand by Thursday/Friday. I really hope it happens this time, so far it feels like the seller's have done nothing to commit to this sale0 -
Everything is apparently in place, buyers returned their signed contract today and deposit is with their solicitor! Fingers crossed for exchange in the next few days.0

SO emailed my solicitors yesterday to ask if they needed anything more from us and an estimated timescale (whilst understanding nothing is set in stone) we are 4 weeks in from offer and 3 weeks form when we changed solicitors as the others weren't on the lenders panel. Our vendors tried to give us an ultimatum that they wanted to exchange at the end of June or they would resist the property - at the time this was before our historic buildings survey was due, we rejigged the survey as much as possible. And apparently this calmed the vendors nerves and we are all good now and not pushing for an end of June exchange. Good job too. My solicitor haven't received the docs from their solicitors yet! Grrrr. Talk about giving us unneeded stress.
Still haven't got our mortgage offer - broker says they are being stupid and he doesn't understand the underwriters problem as everyone else in the company doesn't see the issue (a recurring payment for THIS house for a cleaner - if I paid cash they wouldn't know but I pay through my bank account so I don't have to go to the cash machine every week. In the new house I probably won't have a cleaner - but the guy won't be told and it doesn't even make any effect on the amount of money we want to borrow) Grr. Another confirmed for 29th June here.Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.0

Following on from my previous message, the local search our seller was waiting on for their purchase was received on Tuesday, everyone is now ready to exchange as far as I know! We have signed all paperwork, and our seller is going in to their sols today to sign contracts etc and then hopefully we can exchange by end of this week as we NEED to complete by next Friday 29th june at the latest.
Found out yesterday that the FTB buying our house is going on holiday for a month and if we don't complete by next Friday we have to wait until August, fuming as we have only just been made aware of this!0 -

Offer accepted on 4th May.
We are FTB already left our rented place and staying with parents. The house we are buying is empty so theres no chain.
We received the formal mortgage offer on 6th June and the contracts were with the solicitor in mid-May.
This is so frustrating, this is the only thing holding us up. I dont think they started the searches until the mortgage offer came through and now its held the whole thing up.0 -
Spoke to the EA this morning and apparently the seller's sols have now replied regarding the deed of covenant although I don't know what the reply is yet. She has asked them to put it to the lawyer asap so we can aim for Friday exchange, completion on 29th
Also heard from my buyer that her sol has confirmed they have received all of her paperwork and she is happy with 29th completion date.

Well it seems we are nearly there! The buyers solicitor is just waiting for the deposit to be paid and then we can exchange!! Im trying to hold back my excitement for now!
How are deposits paid these days? Can you do via online banking or do you have to go to the branch to make a CHAPs payment?0 -

Sounds like you're nearly there now!
I'd like to know this answer too, I think it's CHAPS but I'm not sure why online banking transfer wouldn't be ok... I'm sure I paid my sol fees and deposit by online banking on my last purchase but that was a while ago and not a lot of money in the deposit.
I'm expecting bills very soon from my sol and wondering what happens when you have separate sols for purchase and sale, does the sol send me the equity to send to the purchase sol or do they send directly to the other sol for funding of the deposit :huh: Suppose I'll just have to ask them, but I assume they send it directly to them...
