i don't mind the rules, but solicitor only sent me a letter yesterday asking for all this information and due to complete Friday 26th! In his letter it states all information must be received prior to source of funds! hence i don't have much time.

I feel your pain, mutley :( We only bought and sold as recently as Dec 2014, yet I'm certain the money laundering rules have become more stringent in the interim with the world and his wife needing to see copies of every piece of ID at every turn in the process.

Like yourself, I'm concerned about the lateness of the most recent communication from our solicitor - whose praises I was only singing on here the other day - as yesterday we received the transfer deed to sign ahead of completion on 26th.

The accompanying letter urged us to return it ASAP to avoid being in breach of contract come Friday

A quick query.........when our solicitor receives it back, does he have to get it to the other side's solicitor and them to the buyer to sign too - all before 26th???

    Please can someone help me?

Just a quick update, we are selling our flat to buy an house, but unfortunately our buyer just drop out (decided to buy a house instead...). My question is, what do we need to do for the date on rightmove be able to start again? We originally put our flat on the market in August and then after 3 months we had an offer accepted, however now the buyer just drop out and the flat is back on the market, but showing the original date :( I know quite a lot of prospective buyer can think there is something wrong with the flat to be at so long in the market, as they don't know it has been as sold STC for a while and the reason why the buyer drop out...
Is there something I can do to attract buyers? The price has already been reduced (and now actually another flat in the next building exactly the same floor plane, etc, has just come to the market for 20K more than mine, but I think it values more as they have a better flooring and built in cupboards - maybe not 20K difference).

Is there anything we can do to increase our chances of selling as I really wouldn't like to loose the house we are trying to buy :(

    Thanks in advance

PThorne - the estate agent can add some additional words to the advert to say 'unexpectedly reavailable due to chain' or some weasel words to that effect. So although the date can't change at least there's an explanation why. I wouldn't be necessarily put off by a long selling date with an explanation like that.

So now it's Monday and will this be our week?? Twiddling my thumbs waiting for an appropriate time to ring my vendors estate agent to see where they have got with the vendor. He is back in the country and better be pulling his finger out!!! Aiming for exchange this week :)
Good luck everyone waiting for progress this week!

We're hoping for exchange on the sale this week. Its looking unlikely for exchange on the purchase save for a miracle, but we have options for accommodation and storage in the interim and don't want to do anything to jeopardise the sale, so we'll be ready when they're ready.
Wishing you lovely lot a productive week! May your vendors and buyers be honest, may your solicitors be fleet of foot and may your estate agents keep you informed!! :D
  • My sol has requested the funds from my mortgage comp - so just waiting to confirm they will do that.

Vendors sol wants completion on Friday - despite being told multiple times we can't due to the 7 working days on money request. They are slowing driving my sol insane

Oh and my sol is in training today, moving offices tomorrow and the venders sol doesn't work Tuesdays. So. Much. Fun.

Thanks god I'm off to the spa shortly.
  • Currently waiting for solicitor to call to exchange contracts... got a horrible feeling it's not going to happen today though!

    Congratulations!

We've made a decent start on the packing this weekend, remainder will be done after work every night this week.

Here's to hoping completion goes through easily enough.

Good luck to everyone hoping to exchange this week.

Hi there - new to the thread - we are in a slightly different position, we are forces and live in married quarters. We also have a house we are selling (bought to live in but circumstances have changed and we need to be in different part of the country to look after MIL
    Time Scale so far . . .
Tenants asked to leave house - 26/12/17
Estate agents instructed - 31/12/17 (then a bit of bother)
    House on market - 10/1/18
    DIP from Nationwide 13/1/18
Offer received and accepted on our house 17/1/18
Offer made and accepted on the house we want 20/1/18
    Solicitors Instructed 17/01/18
Documents picked up and filled in from Solicitor 17/1/18
Documents and ID returned to Solicitor 19/1/18
Solicitor composes draft contract & starts local searches - for selling 22/1/17 - for buying ?

    enjoying reading the thread.

  • Hi Tamsin - hope things go smoothly for you!

We just sent all our money to the solicitor so we are ready to exchange when everyone else is! It might be a couple of weeks but I feel much better knowing they have everything they need to proceed (bar buildings insurance) should we suddenly get the green light.

Looks like I’m going to have a busy week at work as virtually the whole team is either out on annual leave or has flu, so hopefully that will keep me distracted until we have some news.

Keep posting your updates guys, its so much better knowing others are going through this too!

    Welcome Tamsin!

Fingers crossed for exchange soon, Janey and Midwife :)

We're in the throes of packing too, FTB.....planning to have a ginormous bonfire of old paperwork tomorrow!

CTC, enjoy the spa - wish I was there, lol!

Our main news of the day is that we've decided to pull out of our purchase and have had an offer accepted elsewhere........on a repo

As we're cash buyers once our sale completes (Friday), we've got only 14 days to exchange, so we're swapping one lot of nail-biting/sleepless nights for another whilst we wait for our solicitor to work his magic :o;)
