I agree with JoJo, in that they may realise you are their best option.....let's hope so!
Your post made me feel bad because we chose to withdraw from our purchase this morning and my conscience was pricking me rather WRT our vendor's position, although one reason I felt less guilty was that they were planning to go into long-term rented as opposed to buying and they weren't sorting this till exchange (we were only just over two weeks into the buying process).
Anyhoo, I was prompted to check out their listing and see it's already gone SSTC again - probably the other buyer that was interested at the same time as us.
Hopefully you'll find another buyer ASAP.......Mortgage-free for fourteen years!

Is not that I am angry with our buyer because they drop out. I am just disappointed because it took the 5 weeks to take that decision.It was in the day that our solicitor sent all paperwork (contract and leasehold pack) that their solicitor replied that he would not proceedAnd it is nothing wrong with the flat, as he didn't even got the paperwork himself. It was because he decided to invest more money and buy a house instead of a flat. We had two interested buyers and we choose this one that was the higher offer... However, I can now see that was the wrong choice, but we never know until it happen. :mad: Unfortunately the other buyer as now made an offer to another flat that has been accepted and of course he doesn't want to drop-out (which I completely understand). So, lets just hope better days will came soon.
Still very happy to read about people exchanging /completingmakes me dream of me in a near future

Had a much needed day off yesterday and guess what - WE EXCHANGED ...move on the 5th Feb, just waiting on Electricians getting back to me about this rewire and then they can go in and hopefully get it all done before we move in ..feeling very real now !!!0 -

Difficult situation to be in - but after 5 weeks waiting for a draft contract I would have been looking elsewhere too if I'm honest. Are you able to keep some of that progress to that it is much quicker next time around?Mortgage Apr 18 £417,894 BTL Mar 18 £162,857

So here is my timeline
27/10 - Offer accepted with the condition we exchange contracts within 6 weeks (No chain and vacant property)
16/11 - Informed by EA that the vendor is now out of the country until November 29th! has not filled out any paperwork for his solicitor
29/11 - vendor gets paper work to his sol
01/12 - searches show no building regs for extension AND...the vendor is away AGAIN!
02/01 - Council inspect the property, tell vendor needs electrical certificate (vendor does not tell anyone else this)
10/01 - I call building control who tell me they are waiting for this certificate, I chase the EA
16/01 - Electric certificate produced
17/01 - Receive building regs certificate, sign contract with my Sol
18/01 - Informed Vendor has gone away AGAIN without signing his contract
22/01 - Vendor signed his contract
So I am hoping for exchange any minute now but not holding my breath, my solicitor is uncommunicative and slow, hoping to complete Friday (funds ready) not sure my nerves are quite strong enough for this (tenancy ends a week tomorrow!!!)0 -

I agree that 5 weeks is quite a long time to send the contract, however we had to wait 1 week for the buyer to instruct a solicitor (just before Christmas), then it was Christmas holiday, and we know that everything stops during that period, and then was when they actually started the process. My solicitor actually sent the contract draft and the Flat information forms last week, however he were waiting for the leasehold pack to be sent to us by the leaseholder and we just got it last Wednesday. On Thursday morning my solicitor sent all information to the buyers solicitor, and was when we got a reply informing about the buyer decision... I think my solicitor e actually very fast (compared to histories that I heard all the time) it was just the timing of the offer and the Christmas break.
But I am now aware that our buyers actually continued to see houses and then decided to pay the reservation fee in a new house last week. So, that is what hurts me. If I was buying and I was having second thoughts I would contact the sellers immediately and let them know about it. So, at least they could "pause" the process until I made my decision and would be expecting this to happen...
Anyway, we know this things can happen anytime before exchange, but we always hope it doesn't happen to us.

He really is! I had asked via the EA if there were any other holidays planned so we could work around them after the first one, never got a response, he certainly could have saved me a lot of stress and anxiety. Its been something of a roller coaster :eek:
Heard from my solicitor, he is hoping to exchange this afternoon, keeping everything crossed!0 -
Finally, almost six weeks after receiving the vendor's package from their solicitor and after bouncing me from one Admin person to another, my solicitor decided it's time to start working! I can only say I almost love my vendors for sticking with me, not threatening (too much) of pulling out and providing all the paperwork needed in the first place.
I can almost see a speck of light at the end of the tunnel, only one month later than expected. And with just a month to go before I'm homeless, cause dear current landlord decided to serve me notice the day after I told him I was buying a place. But I won't let these thoughts cloud my relief today! And from tonight, I'd better start again looking for furniture, flooring supplies, builders, plumbers and so onGC £~~/3000 -
