  • Bizarre that your buyers are switching all their utilities already SLM - what if it all goes wrong, or you decide to pull out?? We've had one letter for our buyers, which was from the council about a school place - a bit naughty but that's why they're buying our house and I suspect they thought they'd have moved before anything got sent out as you have to apply far in advance... Hope they actually get in before the new school year :rotfl: :rotfl:

    I know its quite weird, I just wonder whats going to turn up in the post next, at least its giving me a reason to pop around to the house (its only 3/4 mile away so a nice excuse to walk!) I can only think that their solicitor gave them a provisional date. Don't get me wrong I would love for them to move in ASAP but I have never heard of people switching over their utilities in advance. My hubbies concern was that they are generating proof of utility and that can be used as ID, but I prefer not to be so sceptical.

    I was quite amused about the letter from the water supplier that says they have taken over responsibility for the property so I guess its up to them how they have set it up but they may start getting charged before they are anticipating , like you say if they back out (or if we backed out what then?)

    I'd be more than happy for them to take over the bills!! Funnily enough our neighbours used our wheelie bins over Xmas as we were not there, however I found out when they had gone missing and turned up outside neighbours on bin day. I was almost tempted to write a petty note to neighbours to say they could pay our council tax too!!! (I didn't BTW I am far too passive for that!!!!:rotfl:

    Electrical certificate update! Vendor is arranging and paying for the electrical certificate to be done. Totally shocked that they arranged this but that’ll be done soon and contracts will be signed later this week all being well. Progress!! Yey. :j

  • No more updates for me today, will my mortgage company release funds, will the vendors sol ever realise it's 7 working days? Stay tuned for tomorrow's episode :rotfl:

  • Hmmm, getting very frustrated. Our buyers submitted their mortgage application a full two weeks ago now, however their mortgage provider has not yet been in touch to organise the valuation. We were expecting it to have happened by now, our mortgage provider sent the valuer out the day after I submitted our application for our purchase. My understanding is that until the valuer has been out they don't have an actual mortgage offer though they did have an AIP which they sent to the ea when they made the offer. We are starting to feel like they are stringing us along and are really concerned our vendors could get fed up and put their house back on the market ��. Are we panicking unnecessarily, is this sort of timescale to be expected? Our ea has chased them a few times, they spoke to the buyer today, he said they were expecting the valuation to be done today ��
  • It took us about 6 weeks to get our mortgage offer - we made an application with a lender whose criteria we fit, but they turned us down because of too many overall oddities - we are buying with a gifted deposit, the gifter is moving in, I’m going to have the mortgage in my name but not hubby’s - individually each of those things would have been fine but overall the lender decided I was too high a risk. They never got to the point of arranging a valuation but took nearly 5 weeks to turn us down. We made another application to a different lender and they booked the valuation and offered within the week. It really does depend on the circumstances and the lender, but I’d give them a little while yet.

    This calls for, our buyers lender took 6 weeks. The valuation survey was the very last thing they did and the mortgage offer came through in 2 days.

    If the buyer is expecting it just sounds like the lender being slow, or the surveyor they use being busy

    very down again today... After last Thursday receiving the heart broken news that our buyer drop out, today was the day to receive the bad news I was dreading for... Our seller will wait until 31st January for us to find a new buyer and if doesn't help he will put the house in the market again :(

    It is really said that we are going to loose the house we loved (and the money we already spent qith the selling?buying process) only because someone instead of thinking what they want before offer do it after offering and the process is well under way :(

    * They've given you time, albeit not much
    * It might not be snapped up straight away when it is on

    So it could be a bit slow for both of you in which case they may realise best to stick with you guys. You're their best option until you're not, so try to keep positive, it's not lost yet. Our vendors' vendor stuck with them for six months

    Thanks JoJo. I am very pleased that they accepted to wait few days. And I am trying to keep positive and think that they may not find a buyer straight away. But I also know they cannot wait very long as it is a new build and it is ready to move in and empty and it is not financially viable for a developer to keep an empty house. I think it would be different if we were buying an house with someone living on it.

    Anyway, I am trying to keep positive to attract good things, but sometimes is hard...
