  • Hi JaneyLouWho - good to be busy and some healthy distraction - meanwhile the speed of my conveyancing is stressing me out and driving me to eat biscuits!

    Chased my solicitors for an update today and whilst they didn't call me back they did email me to say the only outstanding issue with our sale is the boundary so we had to apply for adverse possession - anyway the forms have been submitted and they have asked for it to be expedited with the land registry so fingers crossed.

    We also asked the solicitors to advise us to what we should do with all the correspondence arriving to our address for the buyer (I opened and hubs thinks its illegal to open!) So sols have said pass post onto the estate agent and they have told the buyers solicitors not to set up any further utilities (they had tried to switch gas, electric and water) plus an insurance letter has been sent. Its strange tho that a person who doesn't own your house can switch your utilities by just calling, there isn't any proof needed of who they are! Good job we had popped to the house or we could have had someone else paying our bills (haha we should have left it!). Their solicitor must have advised them mid Jan so am hoping that it is only going to add a few weeks on for them and we can agree an exchange date soon, its all dependant on the Land registry now........

  • Looks like we won't be exchanging today after all. The vendors are unable to answer 1 enquiry regarding the central heating. My partner isn't the best at relaying information to me but has said they are unable to recall and provide documentation from when the last inspection and installation was. They told us on viewing they had a combi boiler installed around 7 years ago but that's all we know. We chose not to have a survey as we are on a tight time frame to move out (took builder friend out instead) and the vendors take weeks and weeks to arrange anything with.

    Is the worst case scenario that we may need a new boiler? Solicitor has said we can proceed without enquiry being answered if we are comfortable with that

    21st Jan - Searches Provided, Fixtures & Fittings
    22nd Jan - Documents in the post us to sign...(Not sure if could be exchange contracts?)

    Solistor has said they were aiming for completion by the end of the month!
  • Apparently my sols were pushing for exchange last Thursday or Friday. Called up today and nothing has being done. No other queries outstanding.
    Feel jealous of those who get to move smoothly!

    No progress on our end - because the estate agent didn't want to stress the vendor with complexities like our expected completion date. Ooops.

    Midwifelife I'd imagine the worst case would be a new boiler and if it's working at the minute you probably won't even need that. We've got no installation reports or service history for our current one at all and it's been going 29 years! :rotfl:

    Still no movement here. Emailed solicitor seeing if there had been any response to his chasing on 2nd of Jan and last Monday, whether there was anything else we needed to do, and whether there was a hope in hell of us being able to move in February (we sold our house in July so I'm getting very bored now).

    Had a swift but short response 5 minutes later saying there was nothing for us to do, we were just waiting for the bottom of the chain, and he'd let me know if he heard anything. Which is the same as he's said the last twice. I'm sure he will - but I was kind of hoping there would have been some kind of proactive finding out where they were up to, rather than just sitting around waiting for them to get in touch. I literally have no idea whether they've even got a mortgage offer yet.

    Is it any of my business where they're up to? Shall I really just sit on my !!!! until I get a phone call one day saying 'can you exchange tomorrow and move next Friday'??

    Might wait til the end of the week and prod the estate agent to see if they can find out any more.
  • Thanks cheery daff, will probably just get it serviced when we move in. If it is the worst case scenario We have savings that we were hoping to spend on a new kitchen but can use some of that if needs be and hold off on the kitchen for a bit. I know we could get it checked and potentially renegotiate on price if it is on it's last legs but we really need to be in in the next couple of weeks so ideally don't want any hold ups.

    Can't believe you've been waiting since July, dont realise how lucky we are not to be in a chain and I don't envy the day we move on and will no longer be first time buyers! Hearing absolutely nothing makes you feel like you're forgotten about doesn't it.
  • Well the solicitors have been in touch (she called me and had an emailed letter both in the same day!) anyway its not great news.....she had received the confirmation from land registry that the application could be expedited (This is the submission of documents to correct the boundary on the plan which was wrong for some bizarre reason costing is £250 to sort....) anyway 2 weeks later on from submitting the documents they have been declined as the solicitor put our occupation dates of the property from 1998 when we moved in to last year (when we moved into our new property) as she thought this was the correct thing to do but she has correctly it now saying owned by us since 1998, although it shouldn't make any difference whether we moved out or not as we still own the property ....anyway thats going to add on another 10 working days so she has changed the submission and sent back today so I am thinking its going to be mid Feb for us to exchange now..........going to have to keep myself occupied for next 2 weeks of no updates!!!! as there isn't any point in chasing now until we hear so I have made a calendar note to call in just over 2 weeks and get a status update.....

    I wonder what new correspondence will arrive to my house in the meantime not addressed to me obviously!!

    Bizarre that your buyers are switching all their utilities already SLM - what if it all goes wrong, or you decide to pull out?? We've had one letter for our buyers, which was from the council about a school place - a bit naughty but that's why they're buying our house and I suspect they thought they'd have moved before anything got sent out as you have to apply far in advance... Hope they actually get in before the new school year :rotfl: :rotfl:

    I wonder if you’re the top of my chain because my experience is the mirror of that!!??


    Having spent weeks with not much happening and being chased from the rest of the chain since January (who are allegedly ready to exchange), my solicitor finally had everything ready to go last week. Sent contracts and deposit money a week ago to exchange. But so far nothing has happened…


    Doesn’t help that my solicitor is useless at communicating. The chain could have collapsed and I wouldn’t know.
