  • Soo… who has ended up having to put their house back on the market recently? 
    I offered to reduce by 20k to match what they’re losing and they said they just want time to agree to go into rental or they’ll pull out 

    we will not move out into rental so …. I guess that is that 
  • Thank you @RM_2013 i really appreciate your well wishes! Firstly, I’m so happy to see you’re finally getting somewhere, I have been following your progress so I’m really happy to see you’re heading ever closer to exchange and completion! 

    I plan on asking the viewer a few questions when he comes tomorrow. The EA showed him around last time. It is a big positive that he is coming again and that he liked the house that much. 

    All I know is that this selling/buying/moving house game is one that requires plenty of patience, that’s for sure!!

    @Parties03 I have recently put my deceased parents (probate) house back onto the market. In Feb last year it was on for offers over 220k, now we have it on at offers over 210k. Certainly haven’t had the huge amount of interest we had last year. Originally accepted first offer of 222k in March last year, then an offer of 225k in July. Both pulled out.

    We have, so far, had 6 viewings. One of which has fallen in love with the house (their house is on the market, but haven’t sold yet) and we had another person who seemed very interested but wanted to discuss with his family. 

    I had a look at RM earlier and noticed a lot of properties that were around when we first went onto the market, are still there and reduced 10-15k. I think reducing by 20k is generous. Hope it all works out for you soon.

    The EA told us we would see about a 50k reduction 😬… but I guess we just try and see


    I’m guessing our sellers will pull out of having accepted our offer if we no longer have a buyer. What a mare 
  • We have first time buyers whose solicitor has applied for searches last week, so we seem to be going well? Never sold or brought before so no idea what to expect. We found a house last week and the estate agent are talking end of March. We are moving in with our son if we complete soon as we won’t hold up the buyers from moving in. And putting our stuff in storage and will live rent free for a few weeks .

  • The movers moved all my furniture into storage today and I'm back in my childhood bedroom.

    I really thought I was further along with packing everything up than I am :lol:

    I'm back there tomorrow and Saturday with Sunday as spare in case I need an extra day.
  • With regard to making or accepting an offer on a property when your house has not yet been sold, this is our experience.

    We offered on a house (accepted) after ours was sold.  When, our sale collapsed, we approached our seller and explained the situation.  We said we still want to process, once ours resold.   They agreed on the condition they would continue to market their property and if a new seller came along, they may need to switch to this new buyer.

    I think this is fair compromise.

    I'm in a somewhat frustrating situation currently, blocking exchange:

    As part of our purchase, the original developer (Redrow) for the property is transferring us a strip of land at the end of the garden (sellers had essentially squatted into this land for 25 yrs - Adverse Possession claim was objected to but developer will transfer land for 5k with full absolute title. Sellers are picking up the tab with sale proceeds and transfer form will be submitted within 5 days of completion).

    Redrow have produced a plan for the TP1 transfer form. My solicitor is convinced the plan shows land to be transferred that's part of the main title rather than extra to it. She referred this query to sellers solicitor to referred it to Redrow, who have "refused to produce another plan". Seller solicitor has now referred it to Land Reg.

    I've since done some comparing of proportions between main title of the property and this plan for the TP1 and some image manipulation to show them side by side (had to rotate the main title plan to do this). On the right in the large red box is the main property taken from its filed title plan. To the left of that, with the smaller red box at the end, and in the dotted line, is what was lifted from the plan to TP1 purportedly showing the land to be transferred by Redrow. Ok, so the scale isn't absolutely perfect, but this clearly imo shows land that is "extra" to the main title:



    This results in a garden that which was previously wider than it was long being longer than it is wide. I'm still waiting to hear back from my solicitor, but I think she has raised a non-issue, that could take weeks to get a response from LR on, and could in theory delay this to the point of our mortgage offer running out.

    Meanwhile current rented situation is at breaking point. Not exchanging before 15th Jan means we're committed to paying for rented until 15th March.

    I'm tired, and I'm weary and I want this process over. There really is nothing else to query or cover that prevents exchange. I just hope my solicitor can see where I'm coming from and will say those magic words today or early next week.
  • After our proposed completion date of the 5th Jan fell apart, earlier in the week I pushed and pushed our solicitors to agree a date with our buyers solicitors (same solicitors firm). Told on Wednesday they could work towards Weds 18th for completion, subject to checking that funds could be sent in time. 

    Update today, still awaiting confirmation from mortgage company that funds can be sent in time. It’s beginning to feel very tight! Having the stress of working out a 3rd completion date will drive me bonkers!
