thanks thanks all for your words of encouragement- we completed yesterday after 2 full days of packing. We have pretty much set up in our new place. Just the spare room
to sort.
here is my timeline27/6/22 Our house listed for sale
Had a few viewings and no offers so reduced price
31/7/22 viewing and offer made and accepted
13/8/22 Viewing on house we wanted to buy - offer made and accepted
15/8/22 DIP received and offer accepted, mortgage application done
22/8/22 Buyer pulled out of sale, informed vendors who decided to put their house back on market
23/8/22 Viewing and offer received
24/8/22 offer accepted on our property and offered again on our onward purchase - accepted
1/9/22 mortgage application approved
15/11/22 Email from solicitors advising outstanding query raised as garage not registered correctly on last sale
6/1/23 Transfer form now received completion requested completion for 18th Jan
17/1/23 exchanged contracts
18/1/23 completed
Losing first buyer was stressful and vendors were difficult as would give us any time. Fortunately we got a viewing the day after the first buyer pulled out and another offer made. The mortgage application process was straightforward
The biggest delays were caused by the issue with the garage title deeds not having been correctly on previous sale. This added over a month to our timeframe as we’d been pretty much ready for exchange on our sale since end Nov.
Still all done now and it was worth the wait. The stress levels were unreal though.

Some great news for me this morning:
Land Reg have confirmed plans are accurate and my solicitor is happy to proceed towards exchange. We asked for exchange next Thurs and completion the following day but seller would like to complete on 3rd Feb. My solicitor has suggested completion 3rd Feb with earlier exchange (Thurs/Fri next week). My mortgage offer expires 8th Feb.
Is this too close to my offer expiring? Not entirely sure of the risks. Therefore waiting for a call back from my solicitor to ask a few questions about that.
All good though, sounds like just rudimentary standard admin and agreeing dates is all that's needed now. Allowing myself to get a little excited!0 -

If there is a problem witnessing the signature, pick up the doc from solicitor & the receptionist will sign, that's how I do mine .0
