    @SprostonGreenHead oh that does sound very frustrating and having had experience recently of a mistake in a previous sale which meant the garage title hasn’t been dealt with correctly added weeks to the whole thing.

    I hope your solicitor can pull something out of the hat.  I know you’re not in an ideal Situation with the rental at the moment.  Try and enjoy your weekend and hopefully you will get some news on Monday

    After our proposed completion date of the 5th Jan fell apart, earlier in the week I pushed and pushed our solicitors to agree a date with our buyers solicitors (same solicitors firm). Told on Wednesday they could work towards Weds 18th for completion, subject to checking that funds could be sent in time. 

    Update today, still awaiting confirmation from mortgage company that funds can be sent in time. It’s beginning to feel very tight! Having the stress of working out a 3rd completion date will drive me bonkers! 
    We are in a very similar position to you.  We were originally aiming to complete on Dec 21st but because of a missing document our purchase was delayed - the sale has been ready since end Nov.  

    The outstanding form arrived last Fri so we set a completion date of Weds 18th and all parties agreed.  Our solicitor and sellers are the easy to exchange but our buyers solicitor isn’t ready as they are still waiting for confirmation of the funds from their lender.  I am feeling stressed that we haven’t exchanged yet 
  • Going to exchange this week. My maths brain is confused. I paid £300 to solicitors for searches etc. in summer. My partner didn't. So final costs to pay are say £5k costs/checks etc, the £300 has been removed from deposit amount and theres a £250 cashback amount-so the deposit looks to have been reduced by £550. As I've already paid 300, do I ask my partner to add £150 to the amount they are paying (reducing my amount by £150) so it's like we split the original £300 search costs? We are so close, our mortgage runs out at end of Jan so it's v tight!

    Thanks RM. Still waiting here. My solicitor concedes I was right, but she still thinks she has something to query. Now talking about potentially needing to ask for an extension to the mortgage offer.

  • Just having some issues with the new house. They built a conservatory which is usually permitted development...

    However, they put a solid roof on it and a radiator in there so they do in fact need building control sign off, which they don't have.

    They aren't servicing the boiler which I don't mind too much as it's still under guarantee and it was last done in 2021. 
  • Just to say @EndlessStruggle our boiler guarantee states the condition that the boiler must be serviced annuallly to be guaranteed. 
  • I've completed! It was a race to the finish in terms of emptying the house but we got there!

    I took a huge box of chocolates in to the estate agents as I'm pretty sure we would have lost the sale without them stepping in.

    Just got to sort my stuff out here and get it properly into storage. 
    Congrats! Good to see someone get to this point.

    We’re in conveyancing limbo, sale agreed  at the start of November, all seemingly ok but frustrating not knowing when the massive life event is going to happen. It feels like the calm before the storm. I’ve asked the solicitor to see when the other two in the chain might be ready.

    @EndlessStruggle glad to hear you completed and hope you get the queries sorted out with the new house

    Due to complete tomorrow but still not exchanged!!!!! They were waiting for confirmation of funds from our buyers lender so solicitors weren’t ready to exchange.  Everyone else is ready.  We’ve packed 50% of our house already and our vendor
    has apparently already moved out!! 

    They are going to try and exchange today - fingers crossed

    I'm in pretty much exactly the same boat... sale agreed at the end of October, all final paperwork returned to the solicitors over xmas week, then straight after they return was told the buyers end of the chain fell through... a week later, then got told they were back in line but trying to find out any updates/estimates on a completion date seems impossible. Hate being sat in limbo waiting for the all important date to come through, especially with us being the very end of the chain as we'll be temporarily moving back in with my partners parents while we wait for our new build to be finished!
