So, we completed today and went to check if she'd cleared the house of her junk, which she had! Left it filthy, but at least we don't have to remove all her old dilapidated furniture too. So very pleased we finally made it, but now the hard work begins as it needs so much work doing to it, we've got the trades round tomorrow to finalise the plans.
Good luck everyone, and thanks for sharing your trials and tribulations along the way, it does help to know you're not the only one feeling like you'll never get to the end if it all, but you will, just keep hanging in there.5 -

I never thought I would be here so soon after selling my house, but we offered on a house today, which has been accepted. They are buying as chain free bungalow, so it’s just us, then and our buyers, who have had a survey done and searches were started this week on my house. We are not going to wait to exchange all together if our buyers are ready before unless it’s pretty close to us. Anyone know if you can leave a daughter on fixtures and fittings!!0

How is everyone progressing?Just waiting for exchange now but all parties have agreed to 18th completion. Shouldn’t be any hold ups as all documents completed. Just waiting for confirmation that we have exchanged - can’t quite believe we have almost got through this but won’t stop worrying until I’ve got keys in hand3

Aside from that there are two outstanding queries from our solicitor:
- Gas safety inspection identified that the gas fire shouldn't be used because the coals have not been placed in the correct places for that fire (and no instructions available). Gas safety man stuck a "do not use" sticker on it. My solicitor wants to know they remediated it, but we would go ahead without it as I probably want to get rid of this gas fire anyway. It's hideous. AFAIK it's totally safe unused and not necessarily unsafe if used (although I wouldn't).
- Solicitor queries the Plan produced by LR following their survey of the contentious land in Nov '22. She thinks it shows land which is actually inside the main property boundaries. I'm hoping this one is a misunderstanding or a simple mistake.
Those bits aside, the rest of it should just be admin stuff ... paying our monies and signing our names etc. My Dad is visiting the property tomorrow morning to "inspect before exchange" on the recommendation of my solicitor. For him it's 15 mins in the car down the road but for us a 10 hr round-trip.
I need this deal done before 8th Feb when my 5yr fix @ 3.35% offer expires. I don't want to play the lottery of asking for extensions. Situation in rented is reaching breaking point: baby twins moved from small co-sleepers to mini cots and we don't have a 2nd bedroom so we're all in together. My solicitor is aiming for this date as an absolute deadline, but it really shouldn't take that long. Both solicitors have been responsive throughout to be fair, and Redrow have some easy money to make, so hopefully everyone moves quick.0 -

easy money for them so in their interest to get things sorted. Can your sellers get an indemnity for the gas fire - given that you’re probably going to remove it anyway?
sounds like you are all cramped up at the moment with 2 little ones. Hope your Dad is happy with final inspection and not too much longer until you can exchange and complete

We have been gazundered. Not sure where to go now as it’s a huge amount- bottom of chain by 20k and our buyers by 32k as apparently that’s how it works out with the mortgage they’ve got.They all have been in this chain since market height, so I expected a decrease but 20 on an under 300k house is mad to me…. They originally wanted 30 off apparently. That’s over 10%!!! And our buyers have agreed to it 🙄
anyway … going to see what, if anything we can get off the house we are buying. My feeling is nowt lol as they only marketed in November.Soooo highly likely this is all collapsing if we can’t afford our house now, as we had been looking based on our sale price. Fun fun fun0
