  • I'm really pleased for everyone who's had progress this week, and commiserate with those who are still struggling to push things forward. 

    We're literally just sitting here waiting until Friday to complete now. Deposit is sitting in the solicitors bank, the lender should release the mortgage funds tomorrow, all set to go. Fingers crossed. 
  • Thanks to those who gave me their advice, sorry I didn't add the detail to make it much easier. We aren't really in a chain as the people we are buying from are buying a probate property and we are in a rental atm.

    I managed to get an answer from the solicitor yesterday who thought 27th January would be achievable so I am crossing my fingers. The EA chased our sellers and they didn't believe there were any outstanding enquiries so they have chased their solicitor. We are a simple sale and yet it feels stressful! I will be living in this house for many years to come I think!!

    Well my rant and threat to pull out may have kicked a few backsides as today I got a call from EA to say that one party of the previous owners have been into their office with the signed transfer form they will be taking the form round to her ex partner this evening for him to sign and once they have both signatures on the form they will hand deliver it to my solicitor.
    I’ve suggested completion 18th Jan as this is first date that removals have free.  Solicitor won’t yet agree the date until she has receipt of the signed form which I understand.

    hopefully all parties will agree and we can finally get this move done!!

    Good luck - what I would check is that probate has been granted for the house your sellers are buying. If they have only applied for probate, then it can be a different ball game - could be months and months or could dovetail nicely with the normal conveyancing process, and there is no way of knowing which way it will go. Solicitors / EA should be able to advise easily if probate has been granted on the onward chain. If probate has been granted you should be able to move along the process relatively easily!

    Hope you get this over the line soon. Sometimes you just have to kick *as & even if it doesn’t have the desired effect, you feel better for having done it😇
  • Hello everyone! FTB here eagerly waiting to exchange. Offer accepted early September
    In a chain of 3 with our EA informing us that everyone was very keen to exchange prior to Christmas of which we were happy to. 
    At the 11th hour after much chasing, on the last day the offices were open pre-Christmas we were informed that the top of the chain still had an outstanding enquiry and were not yet ready to exchange 🙄 little bit annoying as we are moving out of our rental this coming Monday and had naively hoped we could coincide this with completion.
    Fast foreward to Tuesday when everyone re-opened again we’re informed the issue was that the top of the chain had only commissioned a survey in December and this had found a leak which they have sent in a plumber to fix. Another survey/ check is being performed today to ensure the leak has been rectified . Crossing all of our fingers and toes that it is so that we can hopefully exchange early next week and complete ASAP to minimise the disruption/ time living at our parents

    first thing I had a call from estate agents to say that they now had the signed transfer form signed by both parties and they would get it to our solicitor today

    then email from solicitor to say she’d received a copy of the form was just waiting on original but would get in touch with sellers solicitor to see if they could agree completion 18th

    then another email form solicitor asking our sale solicitor to confirm money would be sent to them for purchase on completion so they can exchange (eek)

    emailed solicitor dealing with sale - she confirmed they can complete 18th needs to get a new redemption statement and confirm with buyers solicitor that date ok for them

    so that’s my solicitor for purchase and sale
    that have said yes to the 18th just my vendor and buyers solicitors to confirm the same (can’t see they will say no as buyer had been waiting for. a month already and they’ve Already said happy for us to pick date and they will go with it)

  • Mine is only waiting on a handful of small things now but is slightly relying on a 3rd party (Redrow) getting their act together. Solicitor cannot promise exchange by next Fri as I'd like (to hand in notice on rental property - so probably paying for that until 15th Mar).

    My dad is inspecting the property on Tue morn ahead of exchange. He lives down the road from it whereas for us it's a 10hr round trip with infant twins.
