due to the post strike I was worried but another form had been sent via guranteed next day delivery so should have arrived yesterday.
we chased solicitor only to be told she had the day off and the message we left with her assistant for a call back was ignored.
so still none the wiser whether the form has arrived and no idea about dates so we are in the dark until they re open 3rd Jan.
I was fuming because they couldn’t even be bothered to calm to update us before Christmas so anxiety levels through the roof
however nothing I can do now so off to enjoy christmas

Currently in a predicament.SSTC in April and have been looking since - made offers for houses that were going over 100k over asking then finally found a place this month.The snag - due to mini budget, the timing etc the person at the bottom of our chain has their mortgage offer ending end of January and they need to complete by then. So that’s 6 weeks for us to have completed conveyancing over the Christmas period.I had originally said we could break the chain to progress this but today learnt the vendors at the top of the chain haven’t got a property to move into as the one they did have has fallen through. We don’t want to break chain without exchanging on our next property; with two young kids and price of renting being crazy expensive and with this new chain development it’s all so uncertain.So what we need to make this happen now is either the bottom of chain get a mortgage extension… or top of chain will go to rented.I’m crossing everything for some good news soon 🙃0

@Parties03 that sounds a nightmare. I guess the easiest solution would be to see if bottom of the chain can get a mortgage extension. If they can’t and the new rate is too expensive there is a risk of them pulling out. I would ask estate agent to put out the feelers about whether an extension to their mortgage offer is possible or whether top of the chain would go

still here and counting down to 3rd Jan when solicitors open again to see if the magical
form has arrived!! If it has I want to be pushing for completion week beginning 9th Jan but not sure how easy this will be. De cluttering but holding off actual packing until we know more about exchange and completion0 -

Just popped back on to wish those of you waiting for new year updates the best of luck!
I promise you it’s all worth it. We’ve been in our new house since 10th Dec and other than having to fix a leaking bath overflow, it’s lovely being homeowners after renting for so long. All the stress of the buying process disappears within a few days.
We are currently painting the lounge and having trips to Dunelm.. it really is all worth it.
Will check in again soon to hopefully see others in the same boat!5 -

Have recently just completed our house sale, took almost 6 months, the buyers sent in , their surveyor, electrician, builder, asbetos check, structural engineer and we needed EPC done. I never thought it would complete without them asking for a reduction, but all credit to them, they honoured their orginal offer price.I didn't post on here at the start of the sale, didn't want to tempt fate plus I had to deal with the passing of my mum midway through, it was a very horrible time.We have not bought any place yet, are going to wait until spring, cash from sale in bank and living at my mums flat for now, so no rental, we may have sold at a high and it could work out to us getting a bit knocked off as a cash buyer, if "Crashy" agrees?. but whatever it will be it will be. good luck to all and a happy new year to you all this weekend.Corduroy pillows are making headlines! I put in my offer, 20k under asking price.
I might go up a little bit more if they push for it.
They confused my estate agent by asking about the chain and wanting to tie the house in.
I had explained to three different people I need to sell mine to buy the house but I'm completing in a few weeks and it won't be a chain as such.
They haven't immediately declined it so we'll see.
They've got a property they want to buy but couldn't be considered until they are SSTC so they might want to move fast.
If they accept I'm going to amend my mortgage app as I had it more mortgage heavy to free up cash for improvements.
In this house they have put in the kitchen and bathrooms I would have put in so I don't need to worry about that.0 -
Wishing everybody a happy new year and hoping everyone who is waiting for some progress, gets updates soon!Our house went back on the market on boxing and we have so far got 5 bookings to view, first is tomorrow. Can’t quite believe we’re back to the drawing board, but let’s hope we have “the ones” this time around.2
