    Update.  Backwards and forwards communication all day today and solicitor has advised that they will hand deliver a new form to the previous owner this evening.  They have said that it will still need to be signed and sent back.
    Lost it with the EA and given them an ultimatum as they are in contact with previous owners - they had said that the previous owner would sign form and take into EA but couldn’t do so until next Monday because she was “busy”.  I said that if the signed form isn’t with the solicitor by Friday then we will pull out 
  • After much back and forth they've agreed the 16th rather than wanting Friday the 13th.
     
    My solicitor already had my authority so she was going to try and get it through in the last hour.

    If not we can exchange at some point over next few days.

    After a long old wait for probate, it finally looked like we were in position to exchange before Christmas and complete soon after, but at the 11th hour an old mortgage charge on the title deeds came up. Sellers solicitors were extremely confident it would be sorted by the time they came back from Xmas, so confident in fact our solicitor has already ordered the funds from our lenders to complete on Thursday. Anyway fast forward to today, and no movement yet again! 

    Living out of cardboard boxes and big headaches over childcare and schooling has left us very frustrated and dejected!

    sorry to hear this it’s so frustrating when you feel you’re almost at the finish line and then something crops up.  Hopefully they can clear this issue for you soon

    So we’ve told estate agents and solicitors that if the outstanding form isn’t sorted by the end of the week we will continue with our sale but pull out of the purchase as this has dragged on for weeks and weeks now - let’s see if they will
    sort anything or not 
  • Hi all, new to the forum and I have been eagerly reading all of your updates. We had our offer accepted on 08/11/22 as FTB and I am wondering at what point people starting suggesting dates for completion. I've been told we are waiting for some answers to enquires but getting any information out of our solicitor seems to be very hard work as to what these enquiries are or how long we could expect this to take. It would be great if we could aim for end of Jan completion due to our work schedules, do you think this is out of the question and can I start mentioning this soon?

    As we are totally new to the process I'm not really sure what needs to happen after these enquiries or how long we can expect that to take, any advice would be gratefully received.

    It’s really hard to say how long some complete quicker some longer.  To give you some context we sold STC in aug and offered on onward property - only 3 in chain and should have been straightforward but still not got a completion date so we will be almost 5 months. 
    Depends on how many are in chain, if chain complete etc? Are you buying a probate property? Chain free, do your sellers need to find on onward property?

    also depends on the speed of each parties solicitors when answering enquiries.

  • I've exchanged, with completion on the 16th.

    I've book a mover for the 12th as I'm moving my things into storage and me in with family.

    They are also going to help me wrap a few items of furniture so I don't have to worry about damage.

    Offer accepted on new property and thankfully they are moving into an empty property so no chain.

    I'm going to amend my mortgage offer and we all want to move quickly so fingers crossed this one goes better.

    It's a ‘how long is a piece of string’ question. Every transaction is different, but the number of people/homes in your chain is a big factor. As is how motivated they all are. Do you know how many & where all of them are up to?
    Unfortunately, I think end of Jan is wildly optimistic. Don’t forget most solicitors & conveyancers have been closed over the Christmas period & now they’re back, will be concentrating on transactions which are close to completion. 
    For context, family member had offer accepted on a purchase on 1 September. He had nothing to sell & was a cash buyer. Vendor was moving nearer family but didn’t need to tie in her sale. No long delays from either side and only 1 non standard enquiry. No attempt to renegotiate after survey & family member was flexible on dates. He exchanged 9 December & completed 15 December.
