Camboudica said:@sophieo16 congratulations! Get those marigolds on, you'll have it ship-shape in no time. Don't forget to have glass of something too.
@RM_2013 glad to hear you're finally progressing, fingers crossed it goes swiftly from here for you.
So, we completed today and went to check if she'd cleared the house of her junk, which she had! Left it filthy, but at least we don't have to remove all her old dilapidated furniture too. So very pleased we finally made it, but now the hard work begins as it needs so much work doing to it, we've got the trades round tomorrow to finalise the plans.
Good luck everyone, and thanks for sharing your trials and tribulations along the way, it does help to know you're not the only one feeling like you'll never get to the end if it all, but you will, just keep hanging in there.
@Camboudica, so glad to hear she didn't leave her rubbish furniture behind. We have a car bumper in the yard and about 3 weeks worth of rubbish, a windscreen wiper in the kitchen cupboards, dishes left in the dishwasher, chip pan full of oil left behind etc etc. Just reallllly random stuff. But it makes opening all cupboards a fun little game haha
We have a guy coming today to do a walk round for a rewire. The internet box is supposed to be turning up too, so little by little things are starting to happen.
@RM_2013 Did you get exchange confirmation in the end? I'm glad the kick up the bum you gave them all seems to have worked! It really shouldn't have to get to that.

Parties03 said:We have been gazundered. Not sure where to go now as it’s a huge amount- bottom of chain by 20k and our buyers by 32k as apparently that’s how it works out with the mortgage they’ve got. They all have been in this chain since market height, so I expected a decrease but 20 on an under 300k house is mad to me…. They originally wanted 30 off apparently. That’s over 10%!!! And our buyers have agreed to it 🙄
anyway … going to see what, if anything we can get off the house we are buying. My feeling is nowt lol as they only marketed in November.Soooo highly likely this is all collapsing if we can’t afford our house now, as we had been looking based on our sale price. Fun fun fun
I think a lot of people have been offering ridiculous amounts above asking on houses around near me, not realising that they have to make up the difference between valuation and what they offer, so the houses come back on the market like a month later. Now they are just sitting because the interest rates shot up. CrazyMortgage Feb 2023- £249,210 MFW 2023 #20: £524.05/£500 (104.81%)0 -
sophieo16 said:@Parties03 That is awful! Do you know if it is due to mortgages needing to be extended and having to get a new interest rate or are they doing it just for the craic to be cheeky/last-minute surveys?
I think a lot of people have been offering ridiculous amounts above asking on houses around near me, not realising that they have to make up the difference between valuation and what they offer, so the houses come back on the market like a month later. Now they are just sitting because the interest rates shot up. CrazyIt’s both but mostly just taking a punt at the market. Surveys were done months ago and all fine. Granted, it’s taken time and a few failed pursuits to finally get our forever home in our sights but I was upfront about that when I marketed the house. The people we went with offered way more than everyone else - it wasn’t a bidding war, we had 7 offers then best and final. So all their choice really. So yeah it’s just ridiculous to reduce by so much, I know the market has changed but I would think more like a 10-15k decrease, not 32k 😂
I’m not sure where we go from here, mortgage rates are so horrendous it makes our monthly outgoings another 100 on top of what we anticipated.I’m very defeated as it feels I’m having to bear the brunt for everyone lower and higher up than me in this chain0 -
So happy to see some of you progressing! I’m wishing you all the very best for everything to go smoothly from here on in.
We seemed to have hit a brick wall. After our last buyers pulling out just before we were due to exchange before Xmas, the house went back on the market on Boxing Day, at 10k less than it was advertised last year.
We have had 6 viewings so far. A couple of people have shown some interest, but no offers. Feeling very deflated and no idea what’s happening with my brothers onward purchase. They have been waiting for us to sell and complete since March last year!!Nearly a year on and haven’t managed to progress at all (on a quite frankly lovely, clean, good sized house built in the 90s with lots of things being left as it’s a deceased property!!) Frustrated isn’t the word.0 -
@sophiep16 I find it incredible the state people leave houses. I know there were bits and pieces that needed fixing when I sold my house so actually paid a few hundred quid to get them sorted, even though the buyers or surveys never mentioned these things. We also cleaned top to bottom before moving out.
@RM2013 Sound like you are on the home stretch so fingers crossed the 18th is maintained
@parties03 and @poppysman My original sale was agreed at end of June (16k over asking), everything fell though at last minute in September with FTB who could not get a mortgage. Had to relist and lost the house we wanted to buy. House sold again at end of October (10k under asking). So a difference of 26k !! It took me a while to accept the difference but the way I now look at it the 16.5k over offer was not real, so actually I am only 10k down on what I was asking in the summer at the height of the market. Anyway, the new sale price still allowed us to move forward. We have a new house now (we like this even better) and we have just floated to the chain a completion date of 3rd Feb. So see what comes back. Upshot is, that despite so real setbacks you will get there eventually !!3 -
@Chemistry777 tbh, I think you’re right.Of the 7 offers we had, most were in the same range and theirs was 20 over those. But it was always such a crazy huge amount by those standards
so I suppose we just need to look at it like that, it’s more of a 15k reduction.I’m just crossing my fingers that our sellers will reduce by 10-15, not hopeful but got to try.So glad all yours is near the end!!0 -
@sophieo16 thank you. Not exchanged yet but my solicitor is off poorly today but I have had a email from her assistance saying that they are working towards 18th as completion and everything been put in place including requesting funds from lender. As soon as they have this confirmed we should be able to exchange
@Chemistry777 thank you so much. So far seems everything still positive for 18th so fingers crossed nothing crops up1 -
Thank you for the reassurance and advice @Chemistry777 i really appreciate any time taken by folks on here to respond, including the input given. One of the people who have viewed is coming back to look again tomorrow (apparently wants to measure up the garden??). This person isn’t in a position to make an offer at the moment apparently, as they haven’t sold their own property, but they’ve fallen in love with the house. Not sure how to feel about this in terms of progression. but have said it’s ok to come again. Nothing at all apart from that. Sigh.0
