    Good luck everyone!

    Ive just emailed our solicitor with authority to exchange today after the delay Friday evening, so hopefully we can do it today. Need to get our rental notice in ideally tomorrow so hoping for the best!

    We’ve exchanged! Finally!

    Just a recap for anyone interested, it’s been drawn out as our vendor couldn’t find a house. The one we are buying was listed on Rightmove on 9th June and I called to arrange a viewing the same day it was added.


    Timeline: 


    31st May - broker meeting / AIP

    18th June - First viewing 

    25th June - Second viewing

    29th June - Offer submitted

    2nd July - Offer accepted 

    5th July - Full mortgage application submitted 

    5th July - Conveyancing solicitor instructed

    19th July - Application passed to underwriter

    25th July - Valuation instructed

    29th July - Valuation survey completed

    2nd Aug - Broker confirmed mortgage approved pending satisfactory valuation 

    4th Aug - Santander formal mortgage offer 

    29th Sept - EA confirmed vendor breaking chain and moving in with family as can’t find a property

    29th Sept - Solicitor notified to start conveyancing

    30th Sept - Solicitor received draft contract papers and memo of sale 

    3rd October - Searches ordered 

    12th October - Searches returned

    19th October - Enquiries sent

    2nd November - Enquiries answered 

    16th November - Final report and contract pack received 

    28th November - Exchanged contracts


    …. 8th December - completion!

    I asked our solicitor to tell me what's still outstanding so I can get the estate agent to check in/ chase as well. 3 weeks today until our moving out day, and I'm still keeping all fingers crossed that it might be 'moving in day' as well. 
    This sounds really positive -  would be amazing if you can move out and move in on same day

    New week so hope things get moving this week.  EA have said vendor keen to move out before Christmas so they are progressing outstanding issues.  I’ve also chased solicitor to see if there are any updates.  Fingers crossed
