    My vendor sold property to me privately and not using an estate agent. In this circumstance, on completion day, so they hand me keys in person when I arrive? 
    Your conveyancer will usually phone you to confirm completion. Vendor ought to hand the keys over to you once their conveyancer confirms they’ve received completion funds. That could be as early as 09.30ish or as late as 17.00ish

    If you’re in direct contact with vendor you could make your own arrangements for handover of keys. Eg if 13.00 suits you, suggest that, subject to completion obviously. If not, I would ask your conveyancer to
    confirm arrangements with vendor’s conveyancer. 

    When we completed in Feb last year, we couldn’t move on completion day & were miles away, so we arranged with vendor to drop keys off with our friends who live nearby. We collected keys the following day & moved in a couple of days later.

    We are officially discussing dates!!! Hopefully week of the 24th October for completion...I can't believe we are finally getting somewhere! Hopefully we can exchange this week...

    1 week in, things seem to be going OK.

    We had to organise a new EPC as the one from when we purchased expired earlier this year, emailed someone on Friday evening and they came and did it this morning, if everything runs that smoothly we'll be very lucky!

    Our mortgage application seems to be all in and just waiting for the 'yes', no reason why it should be anything but,  but will feel much better when it's all there. 

    Our buyers have organised their survey for Thursday, guessing it'll be a homebuyer judging by what the guy said in the phone. Need to move the box that hides the electrical cables so this surveyor didn't claim we have un- earthed and unsafe electrics like the last one did!!

    Feeling quietly optimistic for a pre Christmas move, but won't believe its really happening until we have the keys! 


    Our timeline:
    Jan 2022, accepted offer on our property.
    1st Oct - offer accepted on onward purchase, they already have their purchase in motion so chain complete.

    3rd Oct, solicitors instructed.
    4th Oct, Memorandum of Sales for both properties received, mortgage process started. Received and sent back all initial sale paperwork
    5th Oct, received all initial purchase paperwork. Applied for mortgage.
    10th Oct, EPC completed

    Deposit balance sent, and contract signed today! Just waiting for exchange this week, and then to agree a date (hopefully sometime w/c 24th!)
    Excited doesn’t quite cut it!

    Congrats to everyone exchanging and completing.

    I’m still having major issues with my purchase - I’m buying a re-sale of a new build and apparently there is an issue with some of the planning conditions not being discharged. I can’t work out whether this is a small issue that is easily rectified or a major issue that may derail the whole purchase. To add extra pressure my mortgage offer expires in 6 weeks and I can’t get an extension.

    Completion date needs to agreed first.

    Exchange cannot happen without the completion date being written into the contract.
    That’s right knew that, I worded that rather poorly! Thank you though.

    Your solicitor should be informing you of the ramifications of the conditions, have you spoken about it?

    We didn't exchange today but only gave the go ahead at 4pm so too late in the day really. Hopefully tomorrow!

    We've now got a scrum for our movers as we want the 28th, they have 2 other parties also wanting that date so hopefully we can exchange first so we can book them!
