Finally after 4 weeks of nothing happening and being left waiting our buyers lenders have apparently approved the mortgage (at last!) so solicitors are discussing dates! Hopefully we can actually exchange next week!

Seller's solicitor is finally responding on the additional enquiries - hopefully will now be in a position to start discussing dates. No chain (probate, and I'm a FTB), so should be fairly quick once enquiries are sorted and confirmed that probate has been granted.

Feel like I can finally contribute to this thread now

We had our offer accepted 2nd July but our vendor couldn’t find a property so everything was just sat still. We finally got an update middle of last week from the agent to say they are willing to break the chain and move in with family so we could start the conveyancing. Sales memo and draft contract were sent the next day.
The searches were ordered this Monday, I had an email from the solicitor today saying they are raising enquiries shortly.
Agent also emailed today saying the seller has done all her paperwork her end and her solicitor has sent it to ours. Their solicitor has told them that completion second week of December should be doable.We’ve had our mortgage offer since August so that’s all sortedOur solicitor has already been in touch with the in laws re proof of funds as we have a gifted deposit, in laws have returned the proof as required.So as of now we are waiting for the searches/enquiries to be sorted.
During this time where we are waiting, is there anything we can be doing to help/pre empt what is next? I appreciate this stage things tend to go quiet for a while but I’m keen to be on the ball and ready. We must complete before Xmas due to our mortgage expiring 30th Dec.1 -

You could make a list of questions you may have which you could ask your solicitor to add to their own enquiries...if you have any. You could also get moving quotes for later on. No harm in doing that now...in all likelihood you will probably be looking at a November/early December date if all goes well and remember a lot of solicitors shut for 2 weeks over Christmas so you'll lose some time there. Hopefully you'll be in before then though!1 -

We don’t actually have any queries we need to raise, all I want to see is the fixtures/fittings form to know whether they’re leaving the cooker as our current rented property has a built in one so il need to buy one!
The actual process of picking the house was so simple for us, many would say we are mad but it’s the first house we viewed.. we’ve tried to find others but nothing compares and I think it’s a case of if you feel it’s right, it’s right. I was actually born in a house further down the same cul de sac and my late father lived next door to it until around 7 years ago so I know the area inside out.
We are actually going to move ourselves, we are only a couple in rented about 10 mins away so a relatively simple move for us (hopefully!)
Sounds as though it’s just a case of sit tight for us at the moment, I’ll still pester the solicitor for an update each week or two as it’s more of a case that we must complete before Xmas rather than need to. If it wasn’t for the mortgage offer expiring, I’d be very laid back to be honest!0 -

We are 26 weeks into our house sale at the top of a chain of 4. House at the bottom has fallen through twice and is now on its 3rd buyer. We were due to exchange on Friday but at the last minute were told it will be monday and completition on the 21st. Its been so so long that I would believe its actually happening until we get the call. We we are moving to Scotland and now have to try and get it all pushed so we can move into our Glasgow house on the following monday.0

My vendor sold property to me privately and not using an estate agent. In this circumstance, on completion day, so they hand me keys in person when I arrive?0
