The NEW waiting to exchange thread...

Well its now Monday and we still have not exchanged. Now been told hopefully tomorrow. Something to do with solicitor at the bottom of the chain not having the file ready when they called.

Always something isn't there? We're hoping for exchange tomorrow too...will see what happens 😂

Was it easy to agree a date?

I've shared my available completion dates till the end of Oct so everyone knows when I'm free once the last query has been answered on. I'm thinking if it closes out this week, then completion dates can be discussed and I'm hoping for the same week too, wc 24/10. It is half term so it's gonna be busy me thinks.

We did the same, sent a list then our solicitor came back with our least preferable one 🙈 we tried to negotiate on it but the bottom of the chain can only get movers on the 28th so we've gone for that. Just hope we can get ours confirmed as 2 other parties want the same date with the movers at the moment. Hopefully exchanging today so we can book the movers. Last week of the month is tricky with moving companies!

Your solicitor should be informing you of the ramifications of the conditions, have you spoken about it?

We didn't exchange today but only gave the go ahead at 4pm so too late in the day really. Hopefully tomorrow!

We've now got a scrum for our movers as we want the 28th, they have 2 other parties also wanting that date so hopefully we can exchange first so we can book them! 

I’ve asked but still waiting for a reply!

Congrats - make sure you don’t exchange before your mortgage funds (if you have one) are to hand!

Buyers want to move before their mortgage offer expires in Nov (7 weeks from complete chain)
Sellers won't be ready til Jan.

Request today that we find somewhere else to be for a couple of months,  over Christmas, at short notice, and take all the cost...

There is a very simple answer..!

I know they are going to have to spend more on their mortgage,  but so are we.
I expect they'll ask for a cost reduction but we'll cross that one when we get to it.

How frustrating. I really hope this doesn’t happen to us.  Our FTB want to move before Christmas our sellers have said they will move in with family but so scared that when it comes to talking rates they change their mind.

did you manage to get hold of the EA.  I hope you can come to a resolution that suits you
