Sneaking in here because for the first time in 15 months we have a complete chain!!!

Chain was completed on Saturday and already the bottom of the chain are pushing for a completion date of mid November! I feel that is totally impossible but we will do everything we can to accommodate so here we go!

Our timeline so far (for this chain only)

Jan 2022, accepted offer on our property.
1st Oct - offer accepted on onward purchase, they already have their purchase in motion so chain complete.

    3rd Oct, solicitors instructed.
4th Oct, Memorandum of Sales for both properties received, mortgage process started. Received and sent back all initial sale paperwork
5th Oct, received all initial purchase paperwork. Applied for mortgage.

The housebuying roller coaster is clearly set to continue in this house!

Can see our mortgage monies have appeared in our HSBC app, so exchange today and completion tomorrow is looking positive - keeping our hopes up, and fingers and toes crossed!
    Excellent fingers crossed for you
  • Vendor’s solicitor has been useless. They sat on last few enquiries for over a month, claiming they couldn’t find the email (I was forwarded with the email at the time). Now they finally responded yesterday after our solicitor sent another email last Monday and me calling the estate agent up everyday to ask them to chase their solicitor. But they did NOT give us a date for exchange and completion, even though our solicitor specifically asked in the email she sent last Monday.

The vendor’s solicitor also claimed to not have realised that the vendor wants a two months gap between exchange and completion. Well neither did we until THEY sent us the TA6 form in which the vendor stated that, at the end of August. If we don’t exchange soon then none of us will be able to move before Christmas holiday. I don’t even dare to think when our solicitor will go on leave for Christmas.

I’m just so tired of this. It’s a chain-free property (vendor retiring and moving abroad), we are cash buyer… With all the news recently I have a lot of doubt about purchasing this property, but we do need a place to live, and at least we don’t have to worry about mortgage with this tiny house. Still, would have felt better if the house is more exciting, instead we will have to wait to get an rear extension and additional toilet done (IBS sufferers - not sure how we are going to cope with only one toilet but here we go), which is just going to be another dreadful experience.

I know we are lucky to even be in this position, and be able to survive on just my husband’s single teacher salary so far. I just have been suffering mentally for a long while, have not gone back home (abroad) for 2.5 years, and probably won’t be able to go back until next summer. Everything is just.. exhausting. Sorry for the rant.

    Exchanged! Completing tomorrow.

Offer accepted 2nd April, so took just under 27 weeks in total.

I don’t think we’ll be doing this again for a long time - the stress of it compared to the last purchase of our main home 7 years ago was something else.

Good luck to everyone else who’s nearly over the line!

Well more of an update for us. Our buyers (FTB) are hoping we can complete in time for Christmas. We’ve been waiting on confirmation that our vendor had found an onward property. They haven’t but they are moving in with relatives to break the chain and are happy to move before Christmas so let’s hope everything goes through.  We’ve had mortgages offers and searches requested and now raising enquiries stage

Hopefully there won't be anything to send you off course.
    Good luck!
