    29th July - Valuation survey 
    4th Aug - Santander formal mortgage offer


    Our EA have been absolutely useless, heard nothing from them at all since 5th July when I phoned them to provide our solicitors details. 

    We had an email from our solicitors to say they’ve heard nothing from the EA so could we give them a nudge. I phoned the EA who said the vendor hasn’t had an offer accepted on another property yet so they won’t provide the solicitor any info.

    I don’t know if that’s the norm but in my mind it would make sense for our solicitor to be able to get on with everything they need to, then when the vendor finds a property they can do their bit? 

    I just feel a bit lost now as we’re at a point where we can do no more. We have our mortgage offer, we’ve filled in the very first conveyancing paperwork and paid the solicitors deposit but now just waiting for the vendor to find a house so the EA will contact our solicitors to begin searches.

    Does this all sound normal?

    Oh bless you. Yes it’s normal unfortunately. Don’t spend any more money until the chain is complete.

    So we've just completed this morning and come into the property. Vendors have broken a window pane (well its cracked). They left a replacement pane and taken a few things that were listed on Fixture & Fitting form. Charming!

    Oh God! At least you're in but that's really crap of them! Is it worth getting your solicitor involved to ask them to pay for the window pane to be replaced or not worth the money? x

    congratulations.  some people really are idiots though aren't they - just get the bloody pane fitted.

    we have finally got word that we are hoping to complete the week after next - fingers crossed.

    Some people are just awful aren't they. They probably thought they were doing you a favour by leaving a new pane to fit too.
    Ah well, you're in now. Now you can concentrate on sorting your new home without having to rely on the whims of other people.

    Haha now the stress of moving in properly with 2 young kids!

    We mentioned to solicitors. They said to send a photo. But my parent's dad said its very easy to replace so might see what he does first then work out on Monday.

    I guess the window pane would be the more expensive bit. They told the estate agent they ran out of time.
    Tbh I think they were just being petty as they had to pay for a couple of indemnity policies. Glad we don't have to deal with them anymore!
  • Now at the stage of arranging dates for Completion. Exchange due to take place early next week, providing dates can be agreed.First suggestion of the 15th August. If not able to complete by the 18th, then I can't complete until the 25th August due to work commitments.

    yeah i have been waiting over 6 months due to land not being registered and probate plus mortgage offer expiring.

    Argh! Congratulations on completing but yikes on the vendors doing that. I hope it hasn't dented the relief of getting to completion too much.
