We can finally join this thread now.  Searches are all done, so just waiting on the vendors solicitors to answer the enquiries.  They insist only on postal contact so please pray for us  :| . We have emailed the estate agent today and said we would like to complete by 31st August considering this is a no chain purchase of the rental house we’re currently living in.  It’s all dependent on the incompetence of the vendors solicitors (who took 6 weeks to send the draft contracts), but we live in hope!
Enquiries back, and just received the contract and TR1 form to sign and return.  Name spelt wrong on the contract 🙈, but seems like exchange might be on the horizon!
Currently waiting for our solicitor to confirm whether they are waiting for anything else from the vendors solicitors, with the exception of their agreeing to a rent refund depending on our completion date.  We’re buying direct from the landlord, so can’t see how they could insist we pay a purchase price and rent on the same house but who knows.  Didn’t fancy letting the sale go through without getting it in writing that we’ll be refunded on a pro rata basis. Just want it to be ours now so we can rip up the rotten decking and get things fixed 😫
Spoke to estate agent today who advised that our solicitor needs to follow up their email in writing to agree a completion date thanks to the absolute ******* the vendors are using insisting that they will only communicate by post.

Completion of 19/08 has been proposed by our solicitors, apparently the vendors are unhappy now it’s dragging on as well as us thanks to their own solicitors insisting on acting like it’s 1850.
Fingers crossed it all gets sorted. Sounds like it’s almost there! Get it done before the postal strike. So archaic some of these solicitors!
    Oh god I haven’t even realised there’s a postal strike 🫣

If like us your solicitor can try 2 days in a row and not be able to contact anyone else.  Hopefully not for you and it happens smoothly.
  • We are ready to exchange and have paid deposit but waiting for vendors solicitors to confirm they are ready. Normally they respond within a day or two but haven’t heard back in a week. Any idea what could be the hold up?

Are they on holiday? Our vendors solicitor took a 2 week holiday at the start of our process and refused to let anyone else in the office pick up work in their absence.

I spoke too soon. Sales progression have said our vendor says there is something missing in the file and wants to now complete end of august or early September (when our mortgage expires). They have had 4 months to review this file. Dealing with a load of numpties. 😤😤😤
  • Ours is going horrendously now.
A whole load of "he said, she said" between our vendors EA, solicitor and ours.

Our Solicitor chased up their questions last week. We spoke to the vendors EA and said our solicitor had been waiting for some weeks for these answers. The EA was adamant that the vendors solicitors had been responding quickly and they'd been having "weekly meetings" and that the answers had been sent ages ago.

Turns out, they only sent them last Thursday. So now we're awaiting a response from our very slow solicitors. We should have been moving this week. We're weeks away still.

Fortunately, our mortgage offer doesn't run out until November.

The incompetency of some people (solicitors) is baffling. They are playing with peoples lives. My dog could have done a better job than our vendors solicitor. Surely they should have realised that one bit of paper was missing. I don’t understand why they insist on having all enquiries back to review the file. I really don’t know what to do anymore with ours. It’s been 7 months since our offer was accepted, even though we’ve applied for an extension to our mortgage there’s no guarantee they will say yes. Wish we could win the euro millions and give them a big FU and back out at this point. They’ve strung us along for months. So fed up.
