I already hate buying a house!!!!We gave up last year and decided not to bother as our chain collapsed and we couldn't face it again....yet here we are!! I hope we all make it! Its honestly the most frustrating experience, oh for a system like Scotland!!!

Just found out our vendors solicitor has sent further enquiries last week and then p-d off on holiday. Why on earth send enquiries 6.5 months in to the process? I’m going to report them to the housing ombudsman if this sale doesn’t go through. It’s so stressful I have heart palpitations from it.0

honestly how do some solicitors get away with things!?!?! We’ve been chasing for 3 days and exchange should be happening today but everyone who has tried to contact them are getting no where- it’s just rude!! X0 -

Signed my side of the contract, transfer deed, mortgage deed and land transaction, now we wait for the sellers side of everything so the solicitors can discuss dates! 🤞🏻0

Well last week, on the advice of the EA, I put my house back on the market, in an effort to try and push my buyer on. It was a risk, but their (EA) argument was 'how long do we wait' (for his mortgage offer to drop in). His financial advisor had made numerous promises of it arriving, but both applications were being held up for one reason or another.
Had 3 viewings this week, and received an offer for the same amount as already accepted from a new buyer. He provided proof of AIP, substantial deposit and ID to the EA within an hour of me (provisionally) accepting his offer, so after a sleepless night I made the decision to go with the new buyer, who seems keen, but also potentially in a better position to have a mortgage offered, and be able to get the chain back in motion.
A factor in my decision as that my first buyers initial mortgage applciation was now off the table (had been stuck with the underwriter), and he was now relying on his 2nd application which he'd only started as a 'back up option'. His financial advisor said all along there were no issues, so trust in him was waning too.
My worry going with a new buyer was that he would need to start his purchase process from square one again and it would push the onward chains back too, however the EA said that he may/should be able to purchase the searches already carried out by my first buyer (who won't need them now anyway). My new buyer does/did not have a solicitor in place, but he is also looking to potentially use the same solicitor as my previous buyer, who will be familair with the deal.
If this can be done, then its just his mortgage to sort and realigning the contract documents with the new buyer details.
Hopefully this change of buyer won't cost us too much time, and my vendors are happy with a slight extension to their deadline(s). Fingers crosed for the next couple of weeks!!0 -
We have finally exchanged last minute today!
our offer was accepted in April. After dealing with the top of the chain threatening to pull out three times, enquiries not being answered for weeks, waiting for management packs, waiting for answers from managing agents, having THREE different solicitors with them suddenly leaving and telling me the day before, and then finally being ready and the rest of the chain then not even being ready themselves, our solicitor waiting for a lease that doesn’t even exist, we’ve done it. Thank god for that!!!!2 -

Thank god for that!!!!Having accepted our offer in April we have been On top of everything with moving expected end of July - but because of an absolute t**t first in the chain it’s been one thing after another (we are third in chain so can’t contact them or anything) we were supposed to exchange today and their solicitors went awol and there’s been nothing from them for the past 48 hours even tho everyone been chasing and been ready for 6 weeks!!! It’s a joke!2
