Our vendor has no forward chain.The worst thing is that there are solar panels (both heating and electric) involved and I was particularly concerned about these, but turns out they were the easy part.If you have too much work on, either turn it down or take on extra people to service it.0 -
We've completed. Finally.
Still waiting for the keys as we're not moving fully in today and told the old owner she could take the time she needs, but she's been in good contact and expecting them shortly. Can hardly believe it!
I hope everyone waiting has things move soon. It is a beyond horrible process!9 -

It’s only down to their complete disregard for peoples lives and inability to work efficiently.Hope yours gets sorted too. I can’t wait for it to be over now. It really has been the most stressful thing we’ve had to do in our lives.0

Sellers solicitor has apparently emailed my solicitor the enquiries, back to trying to get a hold of my solicitors, still on track to make my dream to exchange and complete by the end of this month 🤞🏻0

Hi everyone - I'm jumping in on the action as we are having a mare with our solicitors re enquiries and that mysterious 'black hole' all the responses keep going down and not arriving! Sorry for long post!
Our Timeline:
19th May - instructed solicitor
20th May - pilot call from conveyancer
25th May - accepted an offer on our property
27th May - had our offer accepted on purchase.
31st May - all forms and ID completed on conveyancing portal.
18th June - We end up pulling out of our purchase and having an offer accepted on a new property - conveyancer updated with full details.
23rd June - end up having to obtain the memo of sale for our purchase and sending to conveyancer.
23rd June - our buyers still not received draft contract from our side - after much chasing I am told this has been sent over.
27th June - Sent a draft contract with buyer's name spelt wrong. Also sends an invoice with £363 in charges for Land Registry/title documents? When queried an amended one sent with £183 of charges.
Then see an out of office - conveyancer on annual leave (not even told us) until 15th July. Asked who is looking at our case in our absence and no response.
30th June - draft contracts still not received by buyers side (30 days since instruction)
Emailed conveyancer's supervisor but no response.
1st July - portal shows draft contracts been sent to buyers.
5th July - still no draft contracts been received from purchase side
6th July - mortgage offer received and sent to conveyancer.
7th July - Had to request leasehold management pack myself, pay for it (received within day!) and sent to conveyancer.
11th July - Draft contract chased again for purchase - when I checked, the memo of sale had incorrect conveyancer details. This was sorted with several calls and emails (from me) If these conveyancers just picked up the phone and rang each other, we would probably have a faster service!
12th July - email from someone saying draft contracts now received for purchase and sent to title checking dept.
13th July - paid for searches, received mortgage deeds, signed and returned in post.
14th July - Email from EA that buyers side sent enquiries over on 11th July and no acknowledgement.
19th July - after numerous emails one enquiry is sent to us to answer and we send this back straight away.
27th July - email from a different conveyancer saying she is now taking over the purchase side of our transaction?
All searches returned but we need a mining search so that is paid for and requested.
28th July - Call from EA - No response to buyers enquiries sent 11th July
29th July - final search back and sent to new conveyancer.
1st August - buying conveyancer reckons she's tried to call other side solicitor re enquiries. Deed transfer and contract sent to us for signing.
8th August - email from EA again stating the buyers have 19 outstanding enquiries which haven't been answered!
9th August - Call from EA re same - I ask for a call from conveyancer's supervisor
10th August - conveyancer calls and says she has spoke to solicitor and now has the enquiries - sent to us to answer.
11th August - responded to enquiries....
Still waiting for reports re our purchase.
Was hoping for exchange/completion end of August but I can't see it with these cowboys!

It really has been the most stressful thing we’ve had to do in our lives.I’ve found out what the issue is and spoken to the managing director who has felt my full wrath (also told him i work for the government housing department as an extra curve ball for him). He’s said he’s going to expedite it for us as he knows the partner of the developer who have dropped the ball, so fingers crossed.1

Another one here currently at the mercy of one slow solicitor in a short chain! We were expecting to exchange Monday/Tuesday we are due to complete in a week on the 18th but we are still nowhere! What's even more frustrating is it was them that was pushing to set dates for completion and yet its them who are not ready!
Super stressed is an understatement! Not booked movers just had quotes and really worried that we are going to not be able to get anyone at such short notice.1 -
Had a bit of typical “he said/she said”. I spoke to the estate agent legal liaison who chased everyone up and managed to get concrete next steps for everyone… with possible exchange on Monday. Seller needs to sign draft transfer.Our solicitor emailed end of today saying all enquiries done and completion date agreed and we can exchange tomorrow. Told me to send the deposit over which I did on Monday and they confirmed I did…
So which one is it? Are we exchanging tomorrow or not?
Sometimes I feel I’ve received someone else’s email.
What happens on the actual day of exchange nowadays?0
