    So frustrating!
    After three weeks we finally learned today that the vendor's solicitor only passed on the enquiries to them on Friday afternoon. She's passed answers back to them first thing this morning so we're just waiting on them getting back to our solicitor now. Both the vendor and I have said we want to exchange asap and complete by end of next week as we go on holiday the following week.
    We're 7 and a half weeks along and 3 weeks of that has been their solicitor sitting on enquiries.

    I’m 9 weeks into my house sale. Mortgage valuation done, searches back. Now just waiting for the buyer’s solicitor to come back on the answers to enquiries. So frustrating when the other solicitor is the one holding up the process! Me and my solicitor responded to the enquiries within days (I responded hours after receiving them), but theirs has been sat on them for over 2 weeks now, with no feedback. My estate agent said we should be in a position to complete in 2/3 weeks but I feel like I can’t plan anything until we’ve heard back! Why does it feel like it’s going to be a mad rush in the end?!

    My survey has come back and all is fine. Some work needs to be done on damp but only a small amount. I'm waiting on my mortgage valuation. Searches are back and all fine. Well, with the exception of being in a radon area. I asked my Mum as my house is near hers and she said not to worry. Anyone know if radon is a problem? It says 5% of houses in the area may be effected? xx

    We're in a similar position .. waiting for two weeks now for responses to pretty straightforward questions asked by our solicitors to the vendor that quite frankly should have been answered properly to begin with. Frustrating. We had our offer accepted back in early April and were hoping to have completed by the end of July. Clearly isn't happening.

    Well we had responses to our enquiries, well half responses anyway. All the enquiries were basically things that should have been covered in the contract pack to begin with. One was to do with consent from the original housebuilder to transfer, as is required by the restrictive covenant in the deeds. Another is confirmation of plans to adopt the road and agreed easements for crossing the service strip, since section 8 on the TA6 was left completely blank. The vendor is insisting this service strip is part of the front garden and included in the plot, even though the deeds show it clearly isn't, so we need to see what has been/will be agreed as part of the adoption plan.
    The responses to these enquiries received today are "we will contact the housebuilder/council to obtain the information" So what the flip have they been doing for the last eight weeks if they're only contacting them now?! We were supposed to be exchanging this week!

    Well, all of my searches are back, my mortage approved and basically I'm ready to go. My buyers valuation survey is now booked in for 16th August (first available date), so at least we have a line in the sand to work to. I beleive that is the final stage of his 2nd mortgage application, with the first still stuck at the underwriters (which may yet come through before the 2nd app).

    So potentially, he could have his mortgage approved/offered by w/e 19/08 which will leave a week or so to the end of August and my vendors original deadline. It'll be tight, and the solicitors will need to get their fingers out (but hopefully a lot of the contract stuff has been prepared and is also ready to go too), but hopefully it's still achievable.
  • Meant to exchange Friday, but solicitor says it might be today. I've bought insurance now (I'm not sure what happens if we don't exchange... I guess I have to get in contact and change the date, ugh!). I've got so much work today but I am fizzy with nerves and cannot concentrate! (I've been trying to hold off packing or daring to think we'll actually have the place until exchange happens!)

    What would you do?

    Been waiting for a while for news of progress with our seller's purchase (chain of 3, us at the bottom).  We have been ready to exchange for about 5 weeks.  Last updates were that they were still waiting for answers to queries and an outstanding search.   That was a few weeks back.  I have the vendors number and 2 weeks ago was told still waiting for these things.  I don't want to harass but equally there has been nothing in terms of info flowing our way.

    Would you chase vendor or EA, or sit back and relax (fat chance lol)?  I am half thinking we are being kept in the dark about something but that could just be nerves here.
